Twin-stepped hull gives the Axopar 37 XC first rate performance, efficiency and sea-keeping

Axopar 37 XC

The Axopar 37 XC is a great-looking multi-purpose adventure platform with a range of flexible indoor and outdoor spaces plus the option of authentic four-berth accommodation.

With its second-generation twin-stepped hull, it handles like a proper sportsboat too, while still returning cruising efficiency of around 2.3l/nm at 28 knots with a pair of Mercury 300s on the transom.

It also offers the option of gullwing doors for uprated access and ventilation in the forward cabin, and the options elsewhere are just as rewarding. You can upgrade to twin 350s for 48-knot performance, or spec the aft deck with a stern bench, a wet bar module, a storage compartment or a brilliant aft cabin .

You can also augment the styling with the Brabus Line package or you can add extra functionality with a forward heads compartment and a pilothouse kitchen module. For full-on adventure, it’s very tough to beat.

The Dale 40 makes light work of big seas

Introduced in 2019, the award-winning Dale 40 is a pilothouse boat unlike any other. As you would expect of a Dale , it gives you a steady trim angle throughout the rev range and a perfectly judged balance between forward buoyancy and softness of entry, but it supplements that with extra bow flare and deeper freeboards for an even drier ride at sea.

It’s also a great boat for adding flexibility to your nav plans. The fore-and-aft ensuite cabins enable two couples to cruise for weeks on end and the wheelhouse is easily converted for a third couple.

In terms of range, a combined fuel capacity of 2,300 litres delivers 350nm at 20 knots – and if you want to leave the open sea behind and explore Europe’s inland waterways, the Dale 40’s wide side decks, open aft helm and arrow-straight tracking make it perfect for that too.

Dale 40 specifications

LOA: 44ft 2in (13.48m) Beam: 13ft 10in (4.23m) Engine: Twin Volvo Penta D6 340-480s on shafts Top speed: 28 knots Starting price: £987,777 (inc. VAT)

Available with inboards or outboards , this 50-knot offshore platform also uses aggressive spray rails, thickset rubbing strakes and elevated forward gunwales for a safe, dry ride.

There’s a range of options to help configure the aft deck to your needs, and down below, an open-plan layout provides bright, comfortable sleeping for four. Easily customised and inherently versatile, the new Dromeas D33 SUV is a seriously impressive piece of work.

This is the Daddy of the Nimbus pilothouse boat range, complete with fully enclosed wheelhouse and a pair of Volvo’s 4-cylinder 320hp sterndrive diesels for good measure.

It is, being a Nimbus , incredibly practical and well thought out. There are guardrails all the way along the side decks and wherever there isn’t a guardrail you can guarantee there is going to be a hand hold.

The side decks are deep and safe and there is bespoke storage for the boat’s fenders on the transom and a dedicated slot for the wooden boat hook outside the cockpit doors. These are the sort of practical details that Nimbus’s designers chalk off in their sleep but they make life on board so much easier.

The Nordkapp Gran Coupé 905 is available with twin 225hp outboards or a single 600hp V12

Nordkapp Gran Coupé 905

The Gran Coupé 905 is a practical, versatile (and rather beautiful) four-berth adventure companion but the V12 model ramps things up in a serious way.

For a start, there are no optional extras here because everything is included. That extends from the Webasto heating, hot and cold water, stern anchor and electric soft top to the bow and stern thrusters, forward sundeck, convertible cockpit and fully featured heads.

And then there’s the engine. While the base 905 is available with a 300hp outboard or twin 225s, this top-of-the-line variant comes with Mercury’s 7.6-litre V12 Verado 600hp outboard motor for ferocious pick-up and speeds in the region of 55 knots.

With sociable outdoor zones fore and aft, plus convertible pilothouse shelter and class-leading performance, this unashamedly high-spec four-season family cruiser is a boat you simply can’t ignore.

Modified chines make the Nord Star 33+ an even smoother ride than its predecessor

Nord Star 33+

The Nord Star 33+ uses the existing 32 hull with modified chines to make it even softer and more forgiving at sea. It also comes with bonded windows and smaller mullions for uprated visibility, plus revised bulwark boarding gates and twin side doors for extra practicality.

The optional Cruiser package looks particularly well judged. In addition to French doors that bring the cockpit and saloon into easy union, it offers some useful flexibility in relation to the way the galley and lower atrium interact.

You can spec each side of the atrium with a heads and separate shower; you can swap the port space for a lower galley; or you can leave the galley up top and use the port compartment as a massive walk-in wardrobe.

Either way, with a pair of D4 270s, this practical four-berth Nordic pilothouse boat offers a really satisfying combination of fuel efficiency, performance and living comfort.

Nord Star 33+ specifications

LOA: 36ft 5in (11.40m) Beam: 11ft 1in (3.40m) Engine: Twin inboard diesels up to 872hp Top speed: 45 knots Starting price: £365,000 (inc. VAT)

Pardo has eased back the power to give the Endurance 60 extra efficiency and range

Pardo Endurance 60

The Pardo Endurance 60 might look more like a mini superyacht than an all-action pilothouse boat, but its credentials are very strong. At 59ft in length with a fully enclosed wheelhouse and deep walkaround side decks, it uses a compact, low-slung flybridge to keep the centre of gravity as low as possible.

The decking ahead of the flybridge wind deflector is a great place to sit with a view or ideal for stowing a couple of bikes or stand-up paddle boards . Back aft, in addition to a hydraulic swim platform big enough for a proper jet tender, twin fold-down bulwarks create an extra 180ft² of cockpit space with great access to the water.

Available with a pair of IPS 700s or 800s and capable of sleeping up to eight people, the Pardo Endurance 60 is by no means a fast boat, but if you want long-distance adventure with extra style, refinement and luxury, this is a fantastic way to achieve it.

Pardo Endurance 60 specifications

LOA: 59ft 3in (18.08m) Beam: 16ft 8in (5.13m) Engines: Twin Volvo Penta IPS 700-800s Top speed: 25 knots UK starting price: €2.83 million (inc VAT)

Despite the extra weight created by the pilothouse, the Quarken 27 Cabin still tops out at 43 knots

Quarken 27 Cabin

The Quarken 27 Cabin takes all the user-friendly day boating intelligence of the award-winning Quarken 27 T-Top and adds a pilothouse for extra multi-purpose flexibility.

Like the open models, it uses an asymmetric design with a full-width port walkway to keep fore-and-aft movement free and easy. It also factors in a full-size sliding door for simple single-handed berthing, plus a seating design that enables you to face out from a sheltered position.

Capable of sleeping two people and seating up to eight, the Quarken 27 Cabin employs the same twin-stepped hull and Yamaha F300 outboard with finger-light digital steering as the rest of the 27 models.

And while the pilothouse structure does incur a little extra weight, this model still manages to achieve a top end of 43 knots, alongside claimed running efficiency of 1.6l per nm for a cruising range of 150nm.

Quarken 27 Cabin specifications

LOA: 27ft 5in (8.35m) Beam: 8ft 6in (2.59m) Engine: Single Yamaha F300 outboard Top speed : 43 knots Starting price: £144,442 (inc. VAT)

Like the Timonier line, it’s easy to helm, easy to beach and very kind in a North Atlantic swell. With flat decks, raised bulwarks and a closed transom, it’s also ideal for exposed passages.

And it also comes with a spacious forward owner’s cabin , plus a bathroom with separate shower, a starboard guest cabin and an optional crew cabin for those who need a third double berth.

Impeccable seafaring and fit-out make the Sargo 45 our pick of their pilothouse boats range

The Sargo 45 is a very easy boat to enjoy. From the quick-access fender stowage to the massive single-level side decks, the wide-gauge fuel fillers and the side-entry engine bay, the simple things are superbly executed.

With its adjustability, all-round views, skipper’s side door and whisper-quiet double-glazed refinement, the helm also feels like an object lesson in seafaring ergonomics.

And then there’s the accommodation. The fit-out is impeccable, headroom throughout is great and with a convertible dinette, an ingenious ensuite mid cabin and a pair of forward cabins with large day heads, you could easily sleep six to eight people in the utmost comfort.

Even the cruising efficiency looks good. Twin 480hp Volvo Penta D6-IPS650s will deliver 36-knot performance alongside four litres per nautical mile at 30 knots and a range in excess of 300 miles – and you also get the option of sterndrives and a flybridge.

Sargo 45 specifications

LOA: 47ft 11in (14.60m) Beam: 14ft 0in (4.25m) Engine: Twin Volvo D6 440 / IPS-650 Top speed: 36 knots Starting price: €995,000 (inc. VAT)

The Targa 32 Coupe can reach speeds of up to 48 knots

Targa 32 Coupe

The Targa 32 is a fantastic all-rounder. It comes with a flybridge and second helm as standard but, as elsewhere in the range, you can also spec it with a flat roof, an aft door and a large roof rack for your kayaks and paddleboards.

Down below, two comfortable cabins make it popular for families, but you can also choose between a sociable foredeck cockpit or an optional raised bow for extra space in the forward double. It’s also the most versatile Targa in terms of engines.

Diesel options range from twin Volvo D4s right up to the biggest D6s for performance of up to 48 knots alongside a fast cruise of 38 to 40 knots. A pair of Mercury Verado V8 300 or V10 400 outboards are also an option.

But even twin D4 320s will deliver a top speed of 40 knots, while creating some handy extra space in the engine room for bulky baggage or folding bikes .

Targa 32 Coupe specifications

LOA: 35ft 4in (10.78m) Beam: 11ft 1in (3.37m) Engine: 640-880hp inboard diesels Top speed: 48 knots Starting price: £399,840 (inc. VAT)

Viggos are known for their tough aluminium construction and shallow draft

Viggo C10 Offshore

Viggo’s C10 Offshore employs the same deep-vee (24-degree) hull form as the 8m boats but uprates it for Category B use. It also benefits from a more acute bow shape, single or twin engines, separate fuel tanks, and a backup system for the power supply.

As on the Viggo C8 , the layout has been designed so you can pass freely from bow to stern through fore and aft doors and remarkably, up to ten passengers can sit underway in the shelter of the pilothouse.

It’s a seriously quick boat too, thanks to a twin 450hp outboard option that brings a rip-snorting 65 knots into play. And to harness all that power, it also uses a pair of central K-Plane hydraulic trim tabs, which do much the same job as a 200-litre bow tank – pinning that nose in a rough head sea and avoiding any unnecessary air time.

Viggo C10 Offshore specifications

LOA: 35ft 11in (10.95m) Beam: 9ft 8in (2.95m) Engine: Single 450hp / Twin 300-450hp outboards Top speed: 48-65 knots Starting price: £359,400 (inc. VAT)

10 Best Sailboats To Live In

Best Sailboats To Live On | Life of Sailing

Last Updated by

Daniel Wade

December 28, 2023

Living aboard a sailboat is an exciting lifestyle choice, but there are lots of considerations you’ll need to make.

‍ First and foremost, you have to pick a boat to live in. Unless you plan on sleeping under a canvas tarp, it’s essential to find a sailboat with a proper cabin.

Cabin sailboats became common in the United States during the early 20th century, but size and amenities vary widely between boats.

For example, early wooden sailboats generally featured very sparse accommodations below, typically consisting of a pipe berth, oil lamps, a coal-fired stove and a bucket privy—typically without standing headroom.

Fortunately, the majority of cabin sailboats came with a lot more than a bucket to wash with.

In this article, we’ll go over some of the most important considerations to make when choosing a sailboat to live on . After, we’ll give a top-ten list of the best used liveaboard sailboats you can buy today.

Table of contents

Why Live Aboard a Sailboat?

Thousands of people choose to live aboard their sailboats.  It’s an alternative lifestyle with a host of benefits for those willing to deal with the added challenges.

Liveaboards can move their entire house on the water, and it’s typically cheaper to live on a boat than in a traditional house.

This is especially true in major waterfront cities, where rent in the same area as the marina can be several times more expensive.

Some people love the marina lifestyle, and others travel the world.  All-in-all, living aboard a sailboat can be a rewarding, enriching, and financially-freeing lifestyle choice.

What to Consider when Buying a Liveaboard Sailboat

The most important thing to consider when buying a liveaboard sailboat is what level of accommodation you need.

Some people aren’t bothered by limited amenities; in fact, many traditional sailors prefer a stripped-down and basic sailboat interior. However, many others appreciate useful features such as electric toilets and a full galley.

You can find virtually every creature comfort on board a modern sailboat, so it’s up to you to decide what level of convenience you expect. ‍

For most people, a standard cruising sailboat interior from after 1970 will suffice, as these typically include a usable galley, shower, head, and ventilation.

Offshore VS Coastal Cruising Accommodations

Sailboat interior design is dependent on certain criteria, such as the sailboat’s intended use. Long-distance cruising sailboats have cabins arranged to suit such a journey.

Long-distance sailboats usually remove any unnecessary furniture or extras down below to increase storage, and sleeping options are altered to ensure easy access, which allows the crew to regain control of the boat in a pinch.

Coastal cruisers tend to feature a more luxurious layout, with larger sofas and more complex interior features. Additionally, storage space is generally reduced to allow for the inclusion of other amenities.

Whichever style you choose should reflect both how you plan to use your boat and what level of comfort you need.

What Makes A Great Liveaboard Sailboat?

For this article, we’ve outlined a few requirements which we believe identify an excellent liveaboard sailboat :

  • Standing headroom (at least 5’10”)

While many people live aboard boats without standing headroom, it’s still a nice feature to have.  Months or years spent crawling or crouching can wreak havoc on your back and body, so standing headroom is a necessity in this list.

  • 120V AC availability

Electricity is a definite requirement for our liveaboard list.  Boats without 120V AC outlets present major challenges to liveaboards, as there’s no way to charge most computers or cell phones.  Some boats feature a 12V outlet, but full-time liveaboard boats should have standard house connections for electricity.

  • Galley facilities

Unless you plan on eating out every day, a galley is a must for our list.  We define an adequate galley as a facility with a sink, ice box or refrigerator, and a stove.  An oven is an added bonus, but one can usually be added along with a new stove.

  • Electric lighting

Electric lighting is a matter of both safety and convenience aboard boats.  There’s nothing wrong with kerosene lamps; many sailors adorn their boats with them.  However, a long-term liveaboard boat should feature safe and reliable electric lighting.

  • Toilet with plumbing

Sanitation facilities are vital on board a sailboat, especially if you live on it.  Improper human waste storage and disposal will spread awful diseases.  Plus, nobody wants to live on a stinky boat or use a porta-potty all year long.  We required each of our ten boats to have built-in and properly outfitted toilets, plus safe storage tanks for pumping out later.

Bathing facilities are also a must on most liveaboard sailboats.  However, many liveaboards opt not to use their on-board showers in favor of marina or gym facilities.  That being said, it is very convenient to have a shower on your boat.  Keep in mind, some boat showers drain directly into the bilge.  If you use your onboard shower, be sure to keep the bilge pump in working order and remember that anything you put in the drain ends up below your floor.

  • Separate seating spaces

We think a liveaboard sailboat should have extra sitting spaces on board, apart from the main bed.  A place for sitting, eating, working, and navigating is essential when living aboard long-term, and the added convenience of a separate space will make day-to-day activities much more enjoyable.

  • Ventilation

Last but not least, we believe ventilation is essential for any liveaboard sailboat.  This is the simplest of requirements, as a passive solar roof vent or opening porthole should be sufficient.  In short, there should be a way to let fresh air in without opening a main hatch.

Top 10 Liveaboard Sailboats

Here’s a list of the top ten liveaboard sailboats that you can purchase used today.

These are in no particular order, but each boat meets or exceeds the requirements of a great liveaboard sailboat.

Remember, the features listed for each of these boats could vary based on age or trim, so be sure to check back to this list when inspecting a boat.

Without further ado, here’s ten of the greatest liveaboard sailboats ever produced.

1. Catalina 30

{{boat-info="/boats/catalina-30"}}

The Catalina 30 is one of the most common production cruising sailboats ever.

Thousands of these reliable and robust fiberglass boats still sail, despite the fact that they first entered the market in 1972.

This 30-foot boat features a modern and spacious interior, with all the accommodations you’d expect on a boat its size.

Most models feature a large and useful galley, along with running water supplied by electric pumps.

The Catalina 30 also featured a ‘suite’ layout, with a master bedroom V-Berth closed off to the rest of the cabin by a door.

An enclosed shower and head make it a pleasant boat to live on.

The layout of the Catalina 30 also featured a dinette, which serves as an excellent chart table or workspace as well.

2. Islander 36

{{boat-info="/boats/islander-36"}}

The Islander 36 is a well-rounded liveaboard sailboat which also has impressive cruising capabilities.

While manufacturing ceased in the 1980s, the I-36 was the company’s best-selling model with nearly a thousand built.

Islander boats are known for some well-adorned cabins, and many featured elegant wooden interior trim.

Like the Catalina 30, the Islander 36 includes an enclosed head with a shower and flush toilet.

The interior layout of the I-36 is spacious and well-designed, featuring a long port and starboard settee which folds out into a double-berth for sleeping.

An enclosed shower and spacious master berth make it a very well-rounded option for cruising and living aboard.

3. Contessa 32

{{boat-info="/boats/contessa-32"}}

Contessa Yachts produced their venerable 32-foot cruising and racing sailboat from 1970 until 1990, but custom boatbuilders still manufacture the yacht today.

It’s well-known for cruising capabilities, but it has a lot to offer as a liveaboard as well.

The traditional cabin is thoughtfully designed, featuring a fold-up table in the center of the cabin floor.

The spatially conscious design of the Contessa 32 makes it an excellent option for the no-frills and organized sailor.

This vessel features a separate master bedroom, along with a head and shower in the hallway between the compartments.

4. Pearson 34

{{boat-info="/boats/pearson-34"}}

Pearson produced their excellent 34-foot sailboat during the 1980s. This medium-sized cruising yacht features an extremely spacious interior with plenty of floor space to move around.

The layout is complex, but not overwhelming. The galley nook is functional and features convenient overhead storage for utensils giving it a ‘home-y’ feeling.

The head is enclosed and spacious, including a bathroom sink and mirror.

The separate master bedroom is also enclosed with ample clothing storage throughout.

Out of all the boats listed so far, the Pearson 34 should feel most like a traditional living space to most people.

If the Pearson 34 seems a little too compact, be sure to read on and check out the next two boats on the list.

5. Nordic 40

{{boat-info="/boats/nordic-40"}}

So far the largest boat on our list, the Nordic 40 is a super-capable offshore cruiser with excellent liveaboard facilities.

This relatively rare boat features an extremely spacious interior, which is more than ample for a couple to live comfortably.

Standing headroom throughout, a spacious master bedroom, along with a nearly full galley allows for superbly comfortable living in any climate or region.

The extra storage aboard makes remote living possible, so owners can anchor out for weeks or months at a time with enough provisions to last.

While this boat isn’t very common, it’s still worth keeping an eye out for it while searching for a liveaboard sailboat .

6. Peterson 44

{{boat-info="/boats/kelly-peterson-44"}}

The Peterson 44 is what’s known as a ‘center-cockpit cruiser,’ featuring a split-cabin both fore and aft.

This spacious interior layout maximizes living space without decreasing sailing capabilities.

The boat features a master bedroom and bathroom, along with another cabin, berth, and head behind the cockpit.

In addition to two bathrooms, it features a full galley, booth dinette, and settee.

All these extras combined with excellent storage make it an excellent liveaboard option.

Pearson is well-renowned for building excellent boats, and their interior quality is above average.

7. Nor’Sea 27

{{boat-info="/boats/norsea-27"}}

The Nor’Sea 27 is a classic compact sailboat, which is ideal for minimalist or single people living aboard.

The interior is surprisingly spacious for its size, featuring all the amenities you’d expect on a larger boat.

This beautiful little boat likely mimics the comfort of a Catalina 30, and should cost less in slip fees.

The interior features a toilet, shower, and galley.

The forward berth converts into a dinette but features two other bunks underneath the cockpit.

Production of the Nor’Sea 27 began in 1976, and it’s still produced today.

And the best part—you can legally tow it on a trailer. It’s arguably the ultimate compact cruiser/liveaboard available today.

{{boat-info="/boats/cal-34"}}

The Cal 34 is very typical of mid-range sailboats of the 1970s. Produced between 1968 and 1975, this basic but comfortable yacht has a lot of potential as a liveaboard.

The interior is simple and spacious, without much luxury or adorning. However, less features make for less maintnence, and everything you’d need is available in the Cal 34.

A master bedroom, shower, and toilet are all standard, along with a well-arranged galley and comfortable sitting area.

The boat features ample storage for clothes, food, and gear.

All mechanical, electrical, and plumbing systems aboard are easy to maintain, plus the cabin is well-designed.

9. Catalina 38

{{boat-info="/boats/catalina-38"}}

Another classic Catalina sailboat makes the list, with a well-thought-out interior that’s spacious enough for a couple to live comfortably.

Catalina produced their 38-foot sloop between 1977 and 1990, and it came standard with many excellent liveaboard features such as electrical outlets throughout the cabin.

Also, the head is spacious and includes a sink, which is always very convenient.

With plenty of places to sleep, there’s no need to fold away the galley table to get some rest.

The Catalina 38 is another fantastic mid-sized sailboat for living aboard, especially if you aren’t quite comfortable inside a Catalina 30.

10. Hunter 33

{{boat-info="/boats/hunter-33"}}

The last boat on our list is also one of the longest-lived in its category. Hunter produced their 33-foot sailboat starting in 1977, and it’s still in production today.

This handy mid-sized boat features excellent interior accommodations, with plenty of sitting and sleeping areas to choose from.

In addition to a full dinette, it features a toilet and shower aft away from the master bedroom.  Such an arrangement is a great option for sailors, as it allows the use of the head without moving too far away from the controls.

Standing headroom throughout the long cabin makes for a very comfortable long-term living arrangement.

The galley has plenty of storage space and the L-shaped layout allows for easy and efficient use.

At the end of the day, you’ll get to choose the liveaboard sailboat that works best for you. Check out some of the boats we mentioned and get an idea of what they offer.

Use this list to help identify features that you need, and perhaps avoid features that you don’t want.

When it comes to living aboard, there’s a lot more to consider than just your boat. As long as the boat you choose is in good condition, you’ll likely end up falling in love with it.

Either way, consider these top-ten liveaboard sailboats when you’re on the hunt for your boat.

The Guide to Floating Homes and Houseboats

Here's what you need to know about foregoing life on land for a house that floats.

Floating houses are frequently sold along with their slip, and in many ways sell like a typical house.

Waterfront property certainly has its appeal. Access to the river, lake or ocean can provide endless enjoyment, especially if you're a person who likes getting out on the water. But have you considered living on the water itself?

There are a few options for making your next home on a boat or along a dock, from houseboats to a yacht or sailboat to a more permanently fixed floating house. Here's what you need to know before buying a floating home or houseboat.

What Is a Floating House?

A floating home is most often used to describe a house on the water that doesn't have a motor or navigation system, commonly docked among other floating homes. The hull is often made of concrete. Because they're not mobile under their own power, floating homes typically stay in one place long term and are permanently attached to electrical, water and sewer lines.

Floating homes "essentially are barges that houses are built into," says Scott Collins, who serves as public relations co-chair with his partner, Arleen Ma, for Floating Homes Association Inc. in Sausalito, California. The association located in Richardson Bay, which is north of San Francisco , is made up of a community of roughly 400 floating homes.

What Is a Houseboat?

Houseboats often have a more house-like look than a sailboat or yacht, with a rectangular structure to maximize space indoors. The hull is more often made of fiberglass, steel or aluminum, and the motor and navigation systems mean a houseboat can travel on its own and be hooked up to side systems in a marina slip for access to power and water.

However, you're less likely to use a houseboat for day trips down the river or out onto the lake. Bill Drage, principal owner of houseboat manufacturing company East Coast Houseboats, says that most of his clients plan to keep their houseboat dockside at all times.

The size and shape of a houseboat makes it harder to direct than a yacht or sailboat – Drage says one client "said it was like moving a refrigerator across the water."

Other Boats as Residences

If you prefer the look of a more traditional boat to a houseboat or floating home, you can choose to live on just about anything you can afford as long as it's comfortable. Yachts, trawlers and some sailboats have enough space to live below deck.

If you're living on a powered boat or boathouse and primarily staying in a marina where you have a slip, know the marina's rules before claiming your boat as your permanent residence. Some marinas have a maximum number of nights allowed on board, while others are more amenable to full-time residents.

How to Buy a Floating Home or Houseboat

Floating homes are frequently sold along with their slip, and in many ways sell like a typical house. Real estate agents will list the property on the market like they would any home on land. In cities where floating house communities are established, you can often find floating home listings on Zillow, realtor.com or other consumer-facing real estate information sites.

However, a floating home cannot be purchased with a traditional mortgage . Floating home loans do exist and are more commonly offered by local banks and credit unions where floating home communities exist than a national bank or lender. Houseboat manufacturers, floating home builders and floating home communities can be a helpful resource for researching your loan options.

Financing a houseboat is the same as financing any other kind of boat, and it is considered a personal property loan.

If you're looking for a houseboat or another type of boat you can convert into your new home, websites for boat sales, houseboat and boat manufacturers and boat dealers are the best places to go.

How Much Does It Cost To Buy a Floating House or Houseboat?

Like with buying a house, floating homes and houseboats vary widely in cost to buy one. For a new houseboat from East Coast Houseboats, Drage says the range starts with a one-bedroom, 22-foot houseboat that starts under $90,000. At the higher end of the spectrum, a two-story houseboat that's 50 feet long and 16 feet wide goes for around $350,000.

Existing floating homes and houseboats on the market can be less than $100,000 and reach $1 million, depending on size, style, condition and location. If a slip comes included, you can naturally expect to pay more.

Floating Houses Have Additional Fees

Don't forget to factor in the monthly cost of keeping a slip or berth on the dock. Collins and Ma report berth fees to be a part of the Floating Homes Association in Richardson Bay can be hefty. "They can be expensive – they're over $1,000 a month. But the property taxes are not set up on the land, only on the dwelling. So your property taxes are less, but your berth fee is more," Collins says.

If you're living in a marina that isn't an established residential community, you may not be required to pay property taxes at all. Be sure to inquire with the marina as you calculate your bottom line.

What to Know About Maintaining a Floating House Houseboat

The amount of maintenance you'll find on a floating home or houseboat is similar to what you'll find in most homes, though how you maintain it may be a bit different.

When it comes to systems that don't operate exactly the same as a home on land, a person with experience working on floating houses is ideal. "Plumbing and electrical and painting – you really should have someone that specializes (in doing the work)," Collins says. In a floating home community, you're likely to find that those specialists are your neighbors.

With so much exposure to water, expect a bit more rust and warping as a result. "Wood and metal deteriorate literally in front of your eyes," Collins says.

Phyllis and Guy Biederman have been residents of Floating Homes Association Inc. on Richardson Bay for about nine years, and they note that regular maintenance issues would be most closely in tune with having a seaside home, because of the similar levels of exposure to salt water and weather coming off the water.

Because many floating homes have a concrete hull, it's important to check on the hull's condition and be diligent to repair any cracks that form. "It would be kind of like having a cracked foundation," says Guy Biederman, who teaches creative writing.

"Except houseboats can sink," adds Phyllis Biederman, a nurse.

Tips for Living on the Water

Here are a few additional tips to keep in mind before you forego life on land for a floating home or houseboat:

Get to know the neighbors. Especially if you're living in a community of houseboats or floating homes, you're likely to recognize your neighbors quickly, and even more likely to become close.

"The minute we moved here we received welcome gifts like flowers, cookies, books," Ma says of the Floating Homes Association community. "I thought, 'This would never happen in the city.'"

Less is more. Like with living in a tiny house, your storage on a floating home, houseboat or other kind of residence on the water will leave you with minimal storage space. To avoid the added cost of keeping a storage unit on land, get strict about how much you accumulate.

"Any time something comes into your house, something has to come out of your house," Collins says.

Prepare for plumbing inconvenience. Even if you're living dockside, plumbing on a floating home doesn't work the same as it does for a house on land – a pump that uses electricity is a key part of getting waste out of a holding tank that's part of your home and to the line that goes to the sewer.

"If the power goes out, which it can do quite a bit in the winter, you don't flush your toilet and you don't use your water," Guy Biederman says.

Try it out first. Life in a floating home isn't for everyone. Make sure it's a good fit by visiting friends who live on the water or sign up for a tour of a floating home community. Additionally, Drage says about 80% of his clientele right now are people purchasing houseboats to use as short-term rentals through services like Airbnb or VRBO, which can be an easy opportunity to try out dockside life for a couple nights – or even a couple weeks.

Pilothouse Sailboats: The Myth of Inside Steering

Updated: Feb 2, 2021

Prior to buying my Cooper 416 more than 20 years ago I was a "traditionalist" when it came to sailboats. I thought Pilothouse sailboats had way to much windage, the big doghouse was hard to see over, the inside steering station added additional maintenance, and they were hotter than a greenhouse in the Mohave Desert when cruising in tropical climates. And, I had not seen too many that were aesthetically appealing. I also felt that "real" sailors should be out in the elements with the wind and rain and the occasional dousing of salt spray peppering your face.

First, and most importantly let me clarify a distinction between modern pilothouse sailboats and motorsailers. For example, the Cooper 416, the Sceptre 41, the Dufour 12000CT, and others are what I consider "modern pilothouse" sailboats that have raised doghouses with sleek lines. Compare these to motorsailers such as the Nauticat 33 & 44, the Cabo Rico PH, and Fishers that look like someone took a sailboat and threw a giant window box on top of the coachroof. I am not a fan of motorsailers as theses types of sailboats embody all the negative connotations of pilothouse designs.

sailboats house

But, as my father was getting on in years, and after sailing (motoring) in the Pacific Northwest (PNW) for a few years where the winds are fickle, the currents strong, and the rain virtually constant...I decided that perhaps a pilothouse was the way to go for the PNW. The pilothouse layout would be more comfortable for my father than the full-keeled True North 34 sailboat that I had prior to my Cooper 416. And besides, if the weather was inclement with no wind and we were motoring (which is quite common in Puget Sound) it would be nice to be able to go below, throw some hot water on the stove for some hot chocolate, and keep watch in the warmth of the cabin while continuing my voyage.

But now, after owning my pilothouse sailboat for more than 20 years with thousands of sea and ocean miles below her...let me debunk the notion of the inside steering station and some of the common myths of a modern pilothouse sailboat.

As I said, after "sailing" in the PNW for 5 years, and with my father getting on in years I considered a pilothouse design as a reasonable compromise. For those of you not familiar with sailing in the PNW, the winds are usually light and variable due to the mountain ranges. There are days of pea soup fog that doesn't dissipate until after noon, and yes...more rain days than dry days. Hell, I even sailed in the snow. So sure, the idea of being able to go below and still keep a watch was more appealing to me. I was also getting older and wiser. Spending 6 hours in the cockpit sitting in the rain when it is 35F outside while motoring from Port Townsend back to Seattle was not fun. Sailing should be fun!

sailboats house

So, in 2000 I bought a Cooper 416 pilothouse sailboat designed by Stan Huntingford and built by Cooper Yachts in Coquitlam, BC, Canada. I also had my eye on a Sceptre 41. I liked the lower profile hull design of the Sceptre, but the interior layout of the Cooper won out. I sailed the boat around Vancouver Island twice, down to San Francisco, up and down the Salish Sea, and in 2019 sailed across the Pacific to Hawaii. And, after 20 years and more than 15,000 miles I realized that I probably actually steered using the inside steering station less than 1 hour.

OK...I acknowledge that I have an autopilot (and also windvane steering added in 2019). In my opinion every "cruising" sailboat should have an autopilot. There are times when I love the feel of the helm such as short day-sails with friends, teaching crew how to steer and maneuver, and beer can regattas such as the Downtown Sailing Series out of Elliott Bay Marina. And sometimes I like to give Tardis (the Garmin Reactor autopilot) and Hephzibah (the Hydrovane wind vane steering) a break, and take over the steering duties and rekindle the sense of sailing rather than just riding on a sailboat. But, it is pure folly to think that you are going to sit at the helm and steering a cruising sailboat for 6 or more hours day after day; it's just impractical.

But, even during these times when I took the helm, it was the helm in the cockpit. When I leave a berth or anchorage I am at the helm in the cockpit. When I am docking or dropping the hook I am at the helm in the cockpit. When I out with friends for a day sail I am at the helm in the cockpit. When I trim sails and setting Hephzibah I am in the cockpit. Even when I am motoring on windless days...I am usually in the cockpit standing watch and Tardis is steering the desired course.

Yes, during inclement weather and really cold days I would stand watch inside. The pilothouse is warm and dry and safe. Of course, I go below to cook nice meals and use the head feeling quite comfortable with Hephzibah or Tardis keeping S/V Discovery on course. The navigation station inside the pilothouse has radar, the primary chartplotter with AIS interfaced, and the autopilot master controller (an AP remote is located in the cockpit). So, with the electronic navigational systems and a 270 degree view ahead and abeam of the boat I feel pretty confident in adequate watch keeping. And more importantly, even during these times below deck either Hephzibah or Tardis were steering the course while the inside helm sat idle.

So, in October 2020 I decided the inside steering station added no benefit, and was just a meaningless "feature." So, I removed the inside helm and built a navigation console. Removing the inside helm pump also meant removing the old copper hydraulic lines and simplifying the hydraulic steering system (e.g. bleeding is easier and uses less fluid). It also removed the redundant gear and throttle control cables. And also, since the navigation station is the epicenter of the boat's electrical system, it also meant some electrical work. I also moved the electronic navigation systems into the console so they have easier access and visibility while sitting at the navigation station.

sailboats house

While the inside steering station on a sailboat seems like a pretty good idea, and certainly adds a "WOW" factor for guests, I must say that unless you sail in northern latitudes in blizzard-like conditions and all your sail controls are controlled via electric switches and motors, the inside steering station really doesn't make a lot of sense. This is not to say the pilothouse design isn't great...but steering from inside a pilothouse is done via an autopilot...not with a wheel .

Some other thoughts about pilothouse sailboats...

The windage myth...

Any surface area above the boat create windage. A J-boat has very little windage. A J-boat has very little if any creature comforts. A Nauticat 44 (motorsailer) has a huge doghouse and a lot of windage. Many of the sleeker pilothouse designs found on the Cooper, the Scepter, etc have less windage than a comparable sized Hanse or Beneteau or Janneau...especially the deck salons, or after adding a dodger and full enclosure around the cockpit.

The Greenhouse Effect myth...

There is a reason why many sailboats berthed or anchored for any length of time in the tropics is virtually covered from stem to stern with Sunbrella. The key to keeping any sailboat cool and comfortable in the tropics is ventilation and shade . This cannot be overstated enough. This means a tent over the foredeck, a boom tent over the doghouse, and a Bimini over the cockpit. Side curtains made from Phifertex around the cockpit also help keep things cool; they provide shade and allow airflow. New cruisers, or casual rally-rat cruisers are easy to spot...they are the folks who anchor their boats (sans canvas coverings) and hightail it to the nearest pub ashore to escape the heat.

Dual steering is difficult to maintain...

This puzzles me a bit. Most pilothouse boats with inside steering stations use hydraulic steering. This actually adds a bit of redundancy in the system should the pump at one of the helm stations break. But, the maintenance on a hydraulic steering systems involves checking the fluid level once a month once the system has been bled of all air (which can be challenging if done improperly). Also, it sure seems to me that if you're going to have 2 helms on a cruising sailboat to have one inside station and one cockpit station. Dual helms in the cockpit on a cruising sailboat makes about as much sense as 2 steering wheels in a car.

Cramped cockpits....

Yes, this is one of the real downsides of many pilothouse sailboats in the 30-50 foot range. The cabin interior is larger which mean the cockpits are smaller. Personally, I don't mind the small cockpit on passages because I sail alone or with 1 or 2 other crew and everything is within easy reach. But, for casual day sails with friends....the cockpit can get quite cramped and there is very little "social distancing" going on. But, the cockpit is still comfortable for 2 people to stretch out and relax on long passages.

With their new 88  footer from the Double Deck range, Sunreef are unveiling an ultra-comfortable cruising catamaran built for an experienced boating family, and are confirming their ability to complete fully customized projects on the same timescale as production boats.

It took no more than 9 months for the Sunreef 88 DD, first announced at the 2016 Cannes boat show, to see its hulls hit the water in Gdansk, Poland.  Yet this is not just a well-honed semi-custom boat, but a brand new model in the range which is already known to connoisseurs and necessarily demanding owners. Having owned many of the best in English and Italian motor yachts, this family got into sailing with a beautiful 25 meter ketch.  The natural instability of a heeling monohull prompted them to ask Ian Sellers, their skipper, to think of another solution.  The choice of a sailing catamaran was a logical one: the space, stability, low draft, panoramic view and the economical running are irrefutable arguments for those who want XXL-sized comfort.

catamaran boat double decker

A good average speed to cross the Atlantic or to reach new anchorages in the Caribbean islands after a beautiful summer season in the Mediterranean also guided their choice.  It simply remained to find a shipyard capable of satisfying the wishes of the owner.  With a budget of more than 4 million euros, this owner was looking for a boat that was not just ultra-equipped and of the highest quality, but a unit that was entirely made ...

DISCOVER THE MODEL

Description.

The start of the ambitious Sunreef 88 Double Deck project was officially communicated during Sunreef Yachts’ press conference at the Cannes Yachting Festival 2016. After eight months of intensive work, the shipyard proudly announced the launch of this catamaran with a zealous, sporty look.

An experienced yachtsman switching from a massive motor yacht , the owner decided to commission the Sunreef 88 Double Deck to pursue a more stable navigation style with greater living space. Indeed, a challenging project for the shipyard’s engineering and design teams.

Nonetheless, this journey was destined to keep the promise of delivering a state-of-the art fully customized sailing catamaran from the start. To achieve the goal of building a seaworthy and dynamic catamaran, Sunreef Yachts’ team of naval architects conceived a completely new yacht design which seemed far sportier than the rest.

Same as all yachts within her range, the Sunreef 88 Double Deck too features a mezzanine level inside the saloon and a spacious master stateroom with a panoramic view in the bow part of the main deck. However, her superstructure was granted a more aerodynamic aspect. As a result, the 88-footer emphasis equally on both performance and luxury, offering over 300m² of living space and an outstanding sailing experience.

Despite this, the Sunreef 88 Double Deck remains a family-friendly yacht offering the best of comfort and safety. The innovative composite superstructure of the sailing yacht conceals a smart and functional layout with luxurious accommodations for eight guests and up to five crew members.

Upon the owners’ request, the interior decor of the Sunreef 88 Double Deck features exclusive natural materials: Chambord oak, linen, leather, natural stone, and quartz tiles – all contribute to the warm and welcoming atmosphere of the sailing yacht . The feeling of warmth was also achieved through applying numerous orange accents to the interiors – an important color for the owner’s family who consider it to be a symbol of energy.

New Sunreef 92 Double Deck Sailing Catamaran

catamaran boat double decker

From the same people who brought you the original Sunreef Yacht, comes the new Sunreef 92 Double Deck , with a new design which not only streamlines the deck house, but tops it with a giant 40 m 2 fly bridge.

This was inspired by similar designs found on other super yacht designs. In collaboration with K-Epsilon and Rivoyre Ingenierie , The Sunreef Naval Architecture Bureau has intensely studied performance and sea capabilities using state of the art CFD, computational flow dynamics to create the ultimate in catamaran luxury.

Using integrated stepped hull chins, the Sunreef 92 Double Deck catamaran increases interior space, without compromising performance. Now this yacht can accommodate up to 10 guests, in up to 5 double luxury suites, as well as a crew of four.

Sunreef’s 92 Double Deck also features a canoe style boom and carbon mast, one of this manufacturer’s specialties. How are they able to accomplish such feats? They added a new mezzanine floor, which includes a coffee table and lounge, located on the port side of the main deck dining area, freeing up more space below for larger cabins and storage space, or even more suites if you prefer.

Because of this innovative design modification, now the owner’s suite occupies two floors of the entire front area of this yacht, with a private luxury office, gym and leisure area on the upper level, with the bathroom, wardrobe and storage area below deck. Each cabin has an extended size, three way access to their King sized beds, with spectacular panoramic sea views. Not only this, but each luxury suite comes with its own separate bath and shower area, large closets, storage lockers, as well as their own air conditioning and a comprehensive entertainment system.

With a LOA of 27 meters, an 11.2m beam, and a 1.6m draft, this super yacht has a 80 ton displacement. It will also be powered by two 405HP 1200 L/3170 Gal engines, and will be able to cruise at speeds up to 15 knots. The 70m 2 cockpit will also include a large dining area, sunbathing mattresses, and diving equipment. Its spacious fly bridge is fitted with a jacuzzi, two wet bars, barbecue, ice makers and even a pair of jet skis. A seafaring adventure on island routes double-decker catamaran cruise.

A seafaring adventure on Island Routes double-decker catamaran cruise

Embark on a luxury catamaran cruise adventure out of Ocho Rios, Jamaica that takes adventure to new heights.

Standing on the dock, I pause a moment to let my gaze travel slowly upwards at the gleaming catamaran floating before me. Rocking gently in the calm Caribbean Sea, the beautiful double-decker  Calipsoul  seems familiar yet exciting and new to me all at the same time. I had chosen Island Routes Catamaran Dunn’s River Cruise the last time I was in Ocho Rios, Jamaica. It had been the perfect combination of relaxation and excitement that I had been looking for. We had also done the romantic Lovers Rock evening cruise, literally sailing into the sunset together. Making the cruise reservation Both times it had turned out exactly as promised and this time around when I knew I was heading back to Jamaica, I reached out to the wonderfully helpful Island Routes team yet again. I spoke with them about how much I had enjoyed the last catamaran excursion I did with them and shared that this time I would be coming with a group of friends and family of all ages. I had enjoyed the snorkeling aspect of the Dunn’s River cruise so much but it had been fairly short and some of my group said they really wanted to let loose and relax.

Island Routes Reggae Family catamaran cruise They suggested the Island Routes Reggae Family catamaran cruise. They explained that it was like The Dunn’s River cruise minus the climbing, which my mom was happy to hear about, and a lot of time spent exploring the underwater world. Then they told me how great my timing was as they now have a brand new double-decker catamaran! To be honest, I couldn’t quite picture it so I didn’t know what to expect. Standing here, about to step onto the Calipsoul , I am filled with delight as the kids all leap aboard. We aren’t the only family on board that day and as my group is fairly large, coming over on the shuttle service from the Beaches all-inclusive family resort, I had been worried about feeling crowded. Yet, what we discover is the perfect blend of being able to find ample areas for ourselves while also having the opportunity to meet other people as equally excited as we are.

Snorkeling lesson Once in the water, we are directed by the crew, who have joined us, where to swim and, along the way, they make sure to point out coral formations and beautiful fish ensuring we have an amazingly immersive experience (pun intended). I explore for ages and I am very excited as I brought my waterproof camera with me this time and aim to meet my self-imposed challenge of taking an underwater selfie with tropical fish. Although unsuccessful because they move pretty quickly, I still have a blast. Suddenly, someone is tapping me on my shoulder and I pop my head up to see one of the crew members guiding me back to the boat. Making my way back I realize that, as strong a swimmer as I am, I’m pretty happy to have the life vest on as it allows me to keep looking underwater while I make my way back without having to put in too much effort in keeping myself headed in the right direction so all my focus is on the magical world below me. Trampoline for the kids, hammocks for the adults We climb aboard and the teenagers head to the trampoline area (I was told that’s what it’s called). For people who may not normally hang out on a boat, this area serves an engineering purpose but is also a pretty cool place to just hang out on as it’s like a flat stretched-out hammock where you can just lay out and chill. I divest myself of the fins, mask, and vest and realize I’m pretty hungry! Lunch on the ocean Luckily, the food comes out and everyone piles up their plates with tropical fruit, delicious wraps and chips, and salsa, and we head for a sunny spot on the upper deck of the catamaran. We start chatting with other people and decide it’s just about the right time for the rum version of that delicious fruit punch (after all we’re in Jamaica, how can we pass up the delicious rum when no one is driving or diving). My husband opts for a cold Red Stripe instead and leans back to work on his tan. Learning Jamaican dance moves We hear music and a lot of laughter below and realize the trampoline is empty. I decide to leave my husband happily tanning and I follow the music only to discover a full-blown dance class, as the crew is teaching everyone the latest Jamaican dancehall dance moves. Although I feel a little self-conscious when I join in, that quickly fades away as everyone tries their best to match the expertise of the crew. Over on the right, two little girls have their own crew member showing them what to do and they catch on quickly, delighted grins lighting up their faces. I manage to muddle through and I’m pretty sure my sister is going to show these videos to everyone once we get back home for an evening full of a similar level of laughter at my expense. In that moment though, I don’t care. I feel the salt from the sea drying on my skin, my hair is a tousled mess and I’m dancing with my children in the middle of the Caribbean Sea. This, I think, is what happiness is.

First Sunreef 88 double deck catamaran launched

The first hull in the Sunreef 88 range of double deck sailing catamarans has been launched in Gdansk for a European owner, the Polish yard has announced.

This fully personalised multihull superyacht measures 26.82 metres LOA and was styled inside and out by the in-house team at  Sunreef Yachts .

In a statement, the Polish yard added that the design of the Sunreef 88 is “a great display of the shipyard’s non-conformist attitude and a genuine example of an avant-garde sailing catamaran concept”.

Captain Ian Sellers added: "She is a beautifully crafted, fully customised transoceanic catamaran, with superb quality and finish."

The design brief was focussed on three key themes: luxury, performance and privacy. To this end, the Sunreef 88 features more than 300 square metres of living space — an impressive figure for a yacht of this size, proving that bigger isn't always better .

This two-deck sailing yacht will feature an extensive flybridge with a central helm station and plenty of al fresco dining and relaxation spaces. Back aft, the cockpit features a central dining table with seating space for ten guests as well as a second sunbed, making good use of the Sunreef 88's 11.2 metre beam.

The in-house design includes sporty and dynamic exterior lines, as well as a fully customised interior layout. Key features include a mezzanine level in the saloon and a main-deck owner's cabin , which boasts superb views out to sea through panoramic windows.

Auxiliary power comes from a pair of 425hp engines drawing on a total fuel capacity of 8,000 litres, while her total sailplan is in excess of 345 square metres.

Sunreef added that the designers drew inspiration for this single-masted sailing yacht from the 35 metre flagship yacht Che , which was launched in 2010. The Sunreef 88 is the sixth superyacht from the Polish yard, which has also created the Sunreef 102 yacht Ipharra .

DEK KAT 2680

Dek kat 2680 model.

Meet the new standard in nearshore and offshore coastal high-performance catamaran deck boats. With it’s revolutionary twin tunnel hull design, the Dek Kat 2680 is changing the game for inshore fishing by providing a large, stable fishing platform without sacrificing creature comfort options for the family.

BETTER FEATURES

With ample in deck storage, minimal bow rise on acceleration coupled with a shallow water draft of approximately 12”, the Dek Kat is fast becoming an in-shore guide favorite. At 26’ 2” inches long with a beam of 8’6” there is no other bay boat on the market that comes close to her deck space. The twin tunnels provide a stable and comfortable ride even when the weather is not fully cooperative.

If live bait fishing is your game, the 2680 comes standard with two large in deck live/release wells with the option for additional live wells above deck in the forward seating or in our custom leaning post configuration.

MORE COMFORT

The Dek Kat 2680 is a semi-custom built boat which is just as comfortable on the bay waters chasing trout and redfish as it is at the sand bar with your family. Our oversized hard tops keep the family comfortable with the shade and you will find an abundance of seating throughout the boat, including our custom Adirondack style seat built into the console. Built for fishing and comfort cruising, the Dek Kat is truly one of the most versatile bay boat designs out there. It is ready for whatever your weekend desires are upon the water.

Savor Bonaire's breathtaking seascapes from the Sea Breeze double-decker power catamaran .

You'll stop at the famous pink salt flats and white mountains of salt. Your guide will explain the salt production process.

Offshore from the historical white slave huts, learn some Caribbean facts and discover why these centuries-old huts are built next to the sea.

The catamaran approaches the uninhabited island of Klein Bonaire by way of the famous Bonaire Marine Park . Its protected reef makes it a divers' paradise. From up close, you will see Bonaire's most attractive white-sand beach. Its name, of course, is No-Name Beach.

Follow the coastline for exceptional panoramic views, and don't forget to look down into the crystal-clear turquoise water. Oceanfront hotels and restaurants and beautiful Dutch Caribbean mansions line the way back to the port.

Maximum age is 70 years. Maximum height is 6'6". Maximum weight is 330 lbs. Guests who are more than five months pregnant or have a heart condition, asthma, or leg or chest injuries and/or recent surgery are not allowed to participate. Not advisable for guests with mobility limitations.

Some of the best decking materials include:

  • Wood: Cedar, redwood, and tropical hardwoods offer a classic look but require regular maintenance.
  • Pressure-Treated Lumber: Affordable pine that resists rot and insects but may need staining.
  • Composite Decking: Low-maintenance blend of wood fibers and recycled plastic, available in various colors.
  • PVC Decking: Synthetic option resistant to stains, scratches, and fading, but can be pricey.
  • Aluminum Decking: Lightweight, durable, rust-resistant, suitable for water areas, but more expensive.
  • Vinyl Decking: Low-maintenance, moisture, and rot-resistant, but quality varies.

It’s better to build a patio when:

  • Privacy is a priority: Patio provides a sense of privacy, especially when enclosed.
  • Budget and low maintenance are the priority: Patios are generally more cost-effective to build and require less maintenance.
  • The ground is flat: For even ground, constructing a patio is easier and more straightforward.

It’s better to build a deck when:

  • Scenic views are desired: Decks offer better views.
  • You are fine with obtaining building permits and inspections: Decks typically require permits and inspections due to their structural impact on the home.
  • The ground is uneven: If your backyard has slopes or uneven terrain, a deck can provide a stable and level outdoor space.

Billionaire fights to dock his boat on water behind his house. His 164-foot boat, that is.

For some people, the ultimate Florida lifestyle is a waterfront house , a private dock and a boat parked next to it. But what if that boat is a mega-yacht , and the mega-yacht stretches 164 feet?

That's the conundrum facing the Village of North Palm Beach.

This tiny community in northern Palm Beach County, with only 13,000 full-time residents, has an identity so tied to the water that a ship's steering wheel is the village's emblem.

But it's that love of the water that is putting one resident at odds with village leaders.

For the past several years, homeowner Michael Bozutto has been battling the village for the right to park his 164-foot Westport, dubbed Honey, behind a home he owns at 932 Shore Drive.

The house, built in 1961, is a one-story, ranch-style property with three bedrooms on a half-acre lot. Bozzuto paid $840,247 for the house in 2014, according to Palm Beach County property records.

Lawsuit rooted in dispute over where to dock mega-yacht

What makes this plain house special is its location. It's on a rare corner bordered on the north and east by navigable waters that provide access to the Atlantic Ocean via the Lake Worth Inlet. The east-facing dock is large enough to accommodate Bozzuto's motor yacht.

Since Bozutto bought Honey for an undisclosed sum a decade ago, he mostly has parked it at the Old Port Cove Marina, near Tiger Woods' 155-foot showy mega-yacht, ironically dubbed Privacy.

More recently, Bozzuto has wanted to park Honey alongside his Shore Drive house, one of four houses he owns in the village. While Bozzuto keeps some personal property at the Shore Drive house, he lives at a house he owns at Harbour Isles Court.

Village officials warned Bozzuto he can't park Honey at 932 Shore Drive because boats can only be parked on docks behind houses that are occupied by the homeowner.

But village rules do not define the word "occupied." For instance, the rules do not state that occupied means the house is a residence where the owner lives. Village rules also contain no restrictions on the size of boats that can be kept at private docks.

After years of pushing back against what he believes are fuzzy rules, Bozzuto in March filed a lawsuit against the village.

He alleged the municipality is illegally depriving him of his property rights because nothing in the village code prevents him from mooring Honey at his house. He is asking a Palm Beach County Circuit Court judge to rule that he has a constitutional right to dock Honey there.

Gregory Coleman, Bozzuto's West Palm Beach attorney, said the village has plenty of waterfront homes with yachts parked behind them. But Coleman said the village is illegally blocking Bozzuto from docking Honey at his house because the village is bending to pressure from a handful of neighbors who think the boat is too big.

The selective enforcement is wrong, said Coleman, a former president of the Florida Bar.

"He's a very under-the-radar guy who doesn't cause anybody any problems," Coleman said of Bozzuto. "He pays his property taxes, and he wants to be left alone by the village of North Palm Beach. Unfortunately, they are singling Mike out."

Neither Leonard Rubin, the village's longtime attorney, nor Village Manager Chuck Huff responded to requests for comment.

Eric Stettin, a Fort Lauderdale-based attorney who is representing the village in the Bozzuto lawsuit, said he could not comment on pending litigation.

What good is a man's castle if he can't have a boat in his moat?

Coleman's lawsuit describes the conflict as a battle over property rights, but real estate and yachting experts say it's also a sign of the times.

As wealthy new residents pour into the county wanting all the perks of the Sunshine State, they want a boat to go along with their waterfront homes and golf club memberships. Some longtime residents fear Palm Beach County is turning into a playground for billionaires, to the detriment of everyday people who also want to live in sunshine and peace.

This conflict between Old Florida and new money is an ever-present tension, but even seasoned yacht brokers say they've never seen interest in luxury yachts quite as strong as it is now.

"What we've seen in the marketplace right after COVID in the yachting industry, and especially the superyacht segment, is the most incredible growth ever seen in the history of yachting to date," said Shannon McCoy, a luxury yacht advisor and broker with Worth Avenue Yachts in Palm Beach.

"A lot of people are moving here with serious money," added Pascal Savoy, U.S. managing director of Camper & Nicholsons International yacht brokers in Fort Lauderdale.

While in the past Palm Beach County was not considered lively enough for some buyers, Savoy said the county's growing sophistication is putting it on the map in a way never seen before.

"It's a mini-Monaco for us," Savoy said.

Prices for mega-yachts can range from $18 million to $60 million, or many times that, for the largest and most decked-out mega-yachts, Savoy said.

While some yachts can be glitzy, a 164-foot Westport is considered a more low-profile boat, Savoy added.

Michael Bozzuto's interests: Houses, boats and philanthropy

Bozzuto is no newcomer to North Palm Beach. He's been a resident of the village for 20 years.

He is the billionaire owner of a family-owned supermarket wholesaler in Connecticut, and an investor and philanthropist who likes to collect houses and yachts, Coleman said.

In addition to the four North Palm Beach houses and several yachts he owns, Bozzuto in February paid a whopping $31.1 million for a house in the Town of Palm Beach Shores. The house, which has two docks, sits just north of the Palm Beach/Lake Worth Inlet.

Twin City Mall: North Palm clears way for redevelopment, taller buildings at landmark site

Coleman said there is plenty of room for other boaters to navigate the waterway when Honey is parked at the Shore Drive house in North Palm Beach. And while other people may not have as large a yacht, there are other sizeable yachts parked on docks behind other North Palm Beach homes, too, he added.

At a 2017 village council meeting, then-Mayor Darryl Aubrey commented on the issue, according to the complaint.

"When I didn't live here full time, I had a boat sitting in my dock, I was gone nine months of the year. I don't see how you can say that someone has to be in a residence year-round, seems to be some interpretation of occupant, there would be an enormous number of violations," Aubrey said.

Another member of the village council asked if the village had a definition now, the complaint said.

Rubin, the village attorney, replied: "No, we don't," according to the lawsuit.

Palm Beach County's waterways run deep, and they are popular

The yacht docking dispute is particularly timely, given the scarcity of dock space for boats of all sizes.

The most convenient place to park a boat is on the water behind a house, brokers say. But not every waterway or channel can accommodate the draft, or depth, of a mega-yacht.

However, the dock behind Bozzuto's Shore Drive house can.

Not only is the Westport not known for its deep hulls, but the waterway also is typical of northern Palm Beach County, which boasts deep water and easy access to the ocean via the Lake Worth Inlet, said Coleman, a lifelong boater.

"In Palm Beach County, they have deeper water, and it allows people to have larger yachts," Savoy agreed.

But not every waterway is deep enough for every boat.

McCoy said she specializes in helping advise potential yacht owners about the county's varied water depths before they buy a house, if they plan to dock their yacht behind it.

If yacht owners don't have a private dock, the other option is a marina. But marina space is hard to find, with many dock berths reserved for months in advance, McCoy said.

Despite the challenges of owning a boat and finding a place to dock it, yacht brokers say demand continues.

They see interest continuing from business executives moving here with their families as they relocate their companies to Palm Beach County. There's also a growing demand for yachts among female buyers, McCoy added.

They also see younger mega-yacht buyers, some even in their early 30s. This is in sharp contrast to the mostly older buyers in the past, Savoy said.

Palm Beach County may not be as go-go as Miami-Dade County when it comes to showy ships, but if interest continues, "it's coming," Savoy said. "You're going to attract bigger yachts."

Put another way: "No one needs a boat, but everyone needs a boat," McCoy said. "It's the ultimate lifestyle."

Diddy Investigators Haven't Contacted Rodney Jones, But He Would Talk

Diddy Investigators Haven't Contacted Rodney Jones, But He Would Talk

New video & photos show more of raid on diddy's miami home, airport run-in, diddy new video, photos of miami raid ... and airport fed run-in.

TMZ has obtained new video showing the full extent of the raid at Diddy 's home in Miami Monday -- not to mention the moment federal agents stopped his crew at the airport.

Check out this video we got that was taken just as Homeland Security officials descended on Diddy's properties on Star Island -- which was guarded and blocked off by law enforcement as agents made their move via boat, pulling up to a dock leading to his adjacent homes.

As you can see, it looks like Uncle Sam sent the cavalry for this operation ... because not only were there boots on the ground and in the water, but there was a chopper as well.

Just like here in L.A. -- where an army of law enforcement swarmed Diddy's home -- his Miami grounds were just as infiltrated ... although, it looks like the raid here was a little more low-key, as Star Island is quite literally sectioned off from the public. So, less gawkers.

Still, it was no less dramatic -- especially when you get a full sense of what went down.

BTW, what you see in this footage isn't all that happened to Diddy -- remember, he was stopped at a nearby airport ... this while he was with family/friends ahead of Spring Break. Unfortunately, their plans were interrupted ... and we have new visuals of that as well.

Take a look at this image ... you can see Homeland Security and Customs officials surrounding Diddy's private jet before it could take off ... the feds were obviously rolling deep to stop him.

You can't see Diddy himself in these pics ... but this is certainly his entourage -- including what appears to be his teenage twin daughters ... as well as the guy who was arrested Monday from all this ... 25-year-old Brendan Paul , who got busted on drug charges.

As we reported ... Brendan was the only one in Diddy's party who went to jail yesterday -- nobody else was arrested, and that goes for Diddy himself. In these new photos, you can see Brendan with his blue sweater in the mix -- but at this point, he seems to be uncuffed.

Of course, we know Diddy was also there at the airport ... on account of video we got of him that same day, pacing around outside as questioning was going on indoors among the others.

At this point, we know Diddy hasn't been arrested or charged ... although, there's most certainly a federal investigation that's got him under a microscope, coast to coast.

March 27, 2024 - Baltimore Key Bridge collapse

By Kathleen Magramo , Antoinette Radford, Alisha Ebrahimji , Maureen Chowdhury , Elise Hammond , Tori B. Powell and Aditi Sangal , CNN

Our live coverage of the Baltimore bridge collapse has moved here .

Here's what you should know about the Key Bridge collapse

From CNN staff

A Marine Emergency Team boat passes the wreckage of the Dali cargo vessel in Baltimore on Tuesday.

Officials recovered the bodies of two construction workers who were on Baltimore's Francis Scott Key Bridge when it collapsed early Tuesday morning after a 984-foot-long cargo ship collided into a pillar.

Maryland Gov. Wes Moore called the collapse Wednesday " a global crisis ."

"The national economy and the world's economy depends on the Port of Baltimore. The port handles more cars and more farm equipment than any other port in the country," Moore said.

Here's what you should know:

  • The victims: The six people who are presumed dead were from Mexico Guatemala, El Salvador and Honduras, according to Col. Roland L. Butler Jr, the superintendent of Maryland State Police. Two bodies were recovered and have been identified as Alejandro Hernandez Fuentes from Mexico and Dorlian Ronial Castillo Cabrera from Guatemala. The two workers were filling potholes on the bridge and were later found trapped in a red pickup truck in about 25 feet of water, Butler said. The FBI is handling notifying the victims' families, Butler said.
  • Recovery efforts: Authorities are pausing search efforts for the four other workers who are presumed dead, because additional vehicles are encased in concrete and other debris, making it unsafe for divers, Butler said. Once salvage operations clear the debris, divers will search for more remains, he said.
  • The investigation: The National Transportation Safety Board is leading the investigation into the fatal incident, according to the agency's chair Jennifer Homendy. During a Wednesday news conference, Homendy said there were 21 crew members and two pilots on board the Dali cargo ship when it crashed into the bridge. She also said a senior NTSB hazmat investigator identified 56 containers of hazardous material, and that some containers are in the water. The agency received six hours of voyage data from the ship and the investigation could take 12 to 24 months to complete, Homendy said. She emphasized that NTSB will not analyze information collected or provide conclusions while on scene of the collapse.
  • Looking forward: Department of Transportation Secretary Pete Buttigieg said rebuilding the bridge will not be "quick or easy" but that it will get done. He said there are four main focus points ahead: reopening the port, dealing with supply chain issues until its reopening, rebuilding the bridge and dealing with traffic issues until the bridge is rebuilt. Biden  pledged the full support  of the federal government in the response and recovery efforts. His administration has already conveyed a sense of urgency to open up federal funding to remove debris and ultimately rebuild the bridge. Maryland has submitted a request to the Biden administration for emergency relief funds "to assist in our work going forward," Moore said Wednesday.

It's almost impossible to place people on the bow of ship due to the unstable structure, fire official says

 From CNN's Sarah Engel

Baltimore City Fire Chief James Wallace said Wednesday that the cargo ship's bridge structure and containers at the bow remain unstable.

"It's going to be very difficult, if not impossible, and very dangerous, to place people on the bow of that boat right now," Wallace told CNN's Kaitlan Collins.

"Naturally, we're still very cognizant of the fact that there are hazardous materials on board the vessel itself," Wallace said, alluding to the National Transportation Safety Board saying earlier that 56 containers were carrying hazardous materials.

Wallace said his team is relying heavily on aerial recognizance, including drones. "That's the only way we're able to see in," he said.

He added that the aerial surveillance has "been able to really assure us right now we have no [chemical] reactions on board."

"It's just utter devastation," NTSB chief says of the bridge collapse site

From CNN's Aditi Sangal

Jennifer Homendy, chair of the National Transportation Safety Board, called the site of the Key Bridge collapse "devastating."

"It's pretty devastating, certainly, seeing not just what's going on with the cargo containers, but just looking at what was a bridge span — three bridge spans that is pretty much gone. It's just utter devastation," she said at Wednesday evening's news briefing.

She added that she is thinking of families who lost loved ones and those who are waiting to reunite with their lived ones.

NTSB interviewed the Dali's captain and some other crew members today, agency chief says

The National Transportation Safety Board has interviewed the ship's captain, his mate, the chief engineer and one other engineer today, according to Chair Jennifer Homendy.

The two pilots on board the Dali at the time of collision will be interviewed tomorrow, she added.

Cargo ship's voyage data recorder is basic when compared to an airplane's, NTSB chair says

From CNN's Tori B. Powell

The voyage data recorder on the cargo ship Dali was a "newer model" but is considered basic when compared to that on an airplane, according to National Transportation Safety Board Chair Jennifer Homendy.

"But it is very basic compared to say, a flight data recorder, where we would have 1,000 parameters," she said at a news conference on Wednesday.

The NTSB chief investigator Marcel Muise added:

"It's not a ship-wide system recorder, so most of the sensors that are being recorded are from the bridge. So things like GPS, the audio, rudder feedback, rudder commands are recorded on there. But not engineering, the temperature of each cylinder, power distribution sensors."

There were no tug boats with Dali at the time of the collision. That's normal, NTSB chief says

People look at the collapsed Francis Scott Key Bridge while visiting Fort McHenry in Baltimore on Wednesday.

There were no tugs with Dali when the cargo vessel collided with Baltimore's Key Bridge, which is normal protocol, according to National Transportation Safety Board Chair Jennifer Homendy.

Remember: At 01:26:39 on Tuesday, Dali's pilot made a general very high frequency (VHF) radio call for tugs in the vicinity to assist, the NTSB investigator Marcel Muise had said.

"The tugs help the vessel leave the dock, leave the port and get into the main ship channel. And then they leave. Once it's on its way, it's a straight shot through the channel. So there are no tugs with the vessel at the time. So they were calling for tugs," she said.

NTSB chair says she saw some containers that were carrying hazardous materials in the water

National Transportation Safety Board Chair Jennifer Homendy said she did see some of the 56 containers that were carrying hazardous materials in the water.

When asked how many

When asked how many containers of hazardous materials were in the water, Homendy said:

"I did see some containers in the water, and some breached significantly on the vessel itself," she said. "I don't have an exact number, but it's something that we can provide in an update."

Homendy said that a preliminary report should be out in two to four weeks.

This post has been updated with more quotes from Homendy.

Bridge did not have any redundancy, unlike the preferred method for building bridges today, NTSB chair says

Baltimore's Key Bridge did not have any redundancy, which is included in the preferred method of building bridges in the present day, according to National Transportation Safety Board Chair Jennifer Homendy.

"The bridge is a fracture critical," she explained. "What that means is if a member fails that would likely cause a portion of, or the entire bridge, to collapse, there's no redundancy. The preferred method for building bridges today is that there is redundancy built in, whether that's transmitting loads to another member or some sort of structural redundancy. This bridge did not have redundancy," Homendy said.

There are 17,468 fracture critical bridges in the United States out of 615,000 bridges total, she said, citing the Federal Highway Administration.

Eastward HO 24

Eastward HO 24 is a 23 ′ 7 ″ / 7.2 m monohull sailboat designed by Walter McInnis and built by C. E. Ryder starting in 1975.

Drawing of Eastward HO 24

Rig and Sails

Auxilary power, accomodations, calculations.

The theoretical maximum speed that a displacement hull can move efficiently through the water is determined by it's waterline length and displacement. It may be unable to reach this speed if the boat is underpowered or heavily loaded, though it may exceed this speed given enough power. Read more.

Classic hull speed formula:

Hull Speed = 1.34 x √LWL

Max Speed/Length ratio = 8.26 ÷ Displacement/Length ratio .311 Hull Speed = Max Speed/Length ratio x √LWL

Sail Area / Displacement Ratio

A measure of the power of the sails relative to the weight of the boat. The higher the number, the higher the performance, but the harder the boat will be to handle. This ratio is a "non-dimensional" value that facilitates comparisons between boats of different types and sizes. Read more.

SA/D = SA ÷ (D ÷ 64) 2/3

  • SA : Sail area in square feet, derived by adding the mainsail area to 100% of the foretriangle area (the lateral area above the deck between the mast and the forestay).
  • D : Displacement in pounds.

Ballast / Displacement Ratio

A measure of the stability of a boat's hull that suggests how well a monohull will stand up to its sails. The ballast displacement ratio indicates how much of the weight of a boat is placed for maximum stability against capsizing and is an indicator of stiffness and resistance to capsize.

Ballast / Displacement * 100

Displacement / Length Ratio

A measure of the weight of the boat relative to it's length at the waterline. The higher a boat’s D/L ratio, the more easily it will carry a load and the more comfortable its motion will be. The lower a boat's ratio is, the less power it takes to drive the boat to its nominal hull speed or beyond. Read more.

D/L = (D ÷ 2240) ÷ (0.01 x LWL)³

  • D: Displacement of the boat in pounds.
  • LWL: Waterline length in feet

Comfort Ratio

This ratio assess how quickly and abruptly a boat’s hull reacts to waves in a significant seaway, these being the elements of a boat’s motion most likely to cause seasickness. Read more.

Comfort ratio = D ÷ (.65 x (.7 LWL + .3 LOA) x Beam 1.33 )

  • D: Displacement of the boat in pounds
  • LOA: Length overall in feet
  • Beam: Width of boat at the widest point in feet

Capsize Screening Formula

This formula attempts to indicate whether a given boat might be too wide and light to readily right itself after being overturned in extreme conditions. Read more.

CSV = Beam ÷ ³√(D / 64)

Originally designed for wood contruction. The hulls of the later, FG version were built by CE Ryder (USA) and finished by Portsmouth Yacht Co. Diesel power was available as an option.
