Are Residential Superyachts the New Standard of Luxury Living?
By Katherine McLaughlin
Njord yacht, a 948-foot cruise ship being built by German shipbuilder Meyer Werft, has all the features you’d expect on a luxury vessel of its kind: a travel and excursion concierge, multiple terraces and lounge spaces, a broad selection of dining options, a spa and wellness center, a gym, shops, and retail offerings, and a nightclub and jazz lounge. The superyacht even has some amenities—like a helicopter with an onboard hangar, and a dive center—that feel particularly decadent among the already indulgent offerings aboard the boat. Of course, there is one big different between Njord and any other cruise ship out on the open waters: Where the latter is likely carrying island- and coastal-hopping tourists for no more than a few weeks, the former will be owned by—and potentially the full-time residence of—hundreds of families.
All homes aboard Njord are poised to have a private terrace for endless oceanfront views.
Described as “the world’s largest private residence yacht” and named after the Norse god of the sea, Ocean Residences Development first announced the project in 2020. At the time, developers shared that the vessel would be comprised of 117 private residences ranging in size from 1,500 to 9,000 square feet, which would cost between $8.5M and $70M. Though the ship is expected to be completed by 2026, the first 10 of these homes have already come to the market, with their sales represented exclusively through Mauricio Umansky and Santiago Arana of The Agency.
A bedroom onboard Njord designed by David Linley.
Each residence onboard the ship is designed to mimic a traditional home as closely as possible, with 15 unique floor plans available across the units. To add even more diversity to the residential offerings, developers have tapped a collection of interior designers and architects to put their own spin on a number of the onboard homes. Kelly Hoppen and David Linley have each worked on the first 10 units, though Jean-Michel Gathy of Denniston, Francesca Muzio of FM Architettura, Taylor Howes, Sabrina Monteleone of Sabrina Monte-Carlo, and 1508 London are also confirmed designers for the project.
A David Linley–designed kitchen with blue accents.
“ Njord is a magnificent opportunity for buyers with the desire to be citizens of the world aboard one of the most amenity-rich superyachts available today,” Santiago Arana, principal of The Agency, said in a statement. “I can’t wait to share this unique residential offering with those seeking one of the most privileged addresses in the world.” Though each home is intended to be unique, certain similarities—including floor-to-ceiling windows, Gaggenau appliances, custom cabinetry, smart home technology, and private terraces—will transverse all units.
Still, Njord yacht is not the only project that sits at the nexus of a private superyacht, luxury cruise ship, and first-class condominium. Somnio , a similar vessel announced in the summer of 2021, will house 39 private units available for purchase for an elite group of buyers. As described on its website, the ship, “embodies the new era of yacht life, blending ownership with community, privacy with intimacy.”

And a new era it is—or at least appears to be. Though these two vessels are seemingly sailing on a new wave of residential living, the concept isn’t as young as it may seem. The World, a superyacht comprised of 165 private residences, has been traveling around its namesake nearly unopposed for 20 years. Two decades later and with two new competitors on the scene, it seems the market may be catching up. As more working-age individuals embrace a nomadic lifestyle, it’s possible this type of living could get even more popular.
In the bedroom of a Kelly Hoppen residence, gold accents stand out.
With potentially more similarities than differences, it begs the question how these various floating complexes will stand out. On Njord, developers are leaning into scientific research and environmental accountability. The ship is equipped with a vast collection of oceanographic tools and facilities, including a wet and dry oceanographic laboratory, high-capacity cloud computing system, multibeam echo sounders, an air and water sampling system, and two submarines, among other resources. Engineers and designers also plan to power the superyacht through carbon-neutral fuel. As Mauricio Umansky, founder and CEO of The Agency said in a statement, “with its thoughtfully designed residences, endless array of amenities, and philanthropic and scientific purpose, buyers have the unique opportunity to live aboard one of the finest vessels to ever be built.”

Represented by global real estate brokerage The Agency , the residences are priced from $8.5 to $70 million and range from 1,500 square feet to 9,000 square feet with two to six bedrooms. There are 16 duplexes and triplexes that also come with their own private elevator. Celebrated interior designers David Linley and Kelly Hoppen are responsible for the design of the first ten residences and have designed lovely homes on the sea with varying color palettes, materials and styles.
Linley opted for a fresh, contemporary style with hues borrowed from the sea and plenty of mirrors and glass that reflect the natural light. The spaces he created are jewel-box like homes that prioritize views, ease and glamor. Hoppen’s style for the residences is decidedly cosmopolitan with a pared-back, neutral color palette that lets the views take center stage.
Other confirmed designers and architects include world-renowned Jean-Michel Gathy of Denniston; Francesca Muzio, of FM Architettura; Taylor Howes; Sabrina Monteleone of Sabrina Monte-Carlo; 1508 London; and many more. This is to ensure that the residences and communal spaces don’t look the same, but are instead designed like a private home.
“ Njord presents the unique opportunity to have the ocean as your address, with boundless amenities in a vessel unlike anything we’ve seen before,” says Mauricio Umansky, founder and CEO of The Agency .
Amenities on-board include a travel and excursion concierge, a Eurocopter 160 with an on-board hangar; four superyacht limo tenders; two dive and fishing boats; a yacht and sail club; and a dive center. There will also be six world-class restaurants and bars; The Chenot Spa and Wellness Center; Chenot gym and fitness center; concierge hospital; observatory; golf simulator; kids’ club; a gourmet market; shops; and a 10,000-bottle wine cellar. There are also many terraces, a main pool, two outdoor pools, a night club and jazz lounge, and many nooks to enjoy.
Njord is named after the Norse god of the sea and will circumnavigate the globe with journeys to Antarctica, the Mediterranean, and beyond—and residents can do every trip they wish from the comfort of their home. The cost of ownership maintenance will be five percent of the purchase price.
Njord isn’t just for indulgence, though there’s plenty of that; the vessel is equipped to undertake scientific and oceanographic research everywhere she travels with the world’s most highly developed technology and vessels for research. There are many charities, missions and causes that the developers, founders, designers, engineers and everyone else involved is committed to supporting. Not only is it the first-ever superyacht powered by carbon-neutral fuel, but it will be built with strict environmental regulations and advanced power management systems to ensure its carbon footprint remains small.

Welcome aboard M/Y NJORD, one of the most exclusive residential yachts ever to be built
By Hannah Norman
Imagine a superyacht with the ultimate private residential community on board. A home-from-home from which to experience once-in-a-lifetime adventures shared with a discerning group of like-minded friends and family who have a passion for luxury, adventure, discovery, conservation and philanthropy. Welcome aboard M/Y NJORD.
Ownership of one of M/Y NJORD’s 117 private residences entitles you to join one of the most exclusive groups in the world, and it will be the only yacht to offer 14 duplex and triplex residences with private elevators. We urge you to take a look….
NJORD is a home, a community and a place for personal enrichment and adventure. It’s not only about exquisite luxury and impeccable service, it’s about living life in an enhancing, intellectual, spiritually nourishing and meaningful way. “It’s a safe environment in which to have fun with family, travel, discover, meet new friends and be energised,” says Renato Chizzola, Head of Resident Relations and Lifestyle. “Imagine…seeing the most awe-inspiring scenery passing by while relaxing on your own private terrace, enjoying your favourite drink. One day watching polar bears on an ice floe; on another, in tropical Papua New Guinea as you anticipate what lies ahead. All from the comfort of your home.”
Named after the Norse god of the wind and seas, NJORD is a fitting name for this majestic superyacht. On-board, the highly personalised services and activities are limitless and rewarding. Ashore, there’s a wealth of experiences to be had as residents are immersed into the culture, history or economics of a region that few people get to explore. The past, present and future are revealed by regional experts: business icons, ex-prime ministers, extreme explorers or leading scientists. Excursions, destinations and encounters with extraordinary people and cultures will fill your day with precious memories. Then it’s a warm welcome back home on board to share and reflect on the day’s discoveries.
So, what motivated the creation of this exceptional lifestyle? “My vision is to leave a lasting legacy in our wake,” says Kristian Stensby, founder and CEO of Ocean Residences Development, the developer of NJORD, “a luxury yacht with a purpose, which is meticulously designed by icons of the marine world and that takes personalised services to an entirely new level. As residents travel the globe, they are united in a philanthropic purpose, creating positive change where it matters most. They will explore the planet, enjoy it in all its glory, and at the same time, they may want to give something back,” Stensby says. NJORD will be equipped with a professional oceanographic research laboratory containing sophisticated monitoring equipment which will constantly gather vital data. Throughout NJORD’s annual circumnavigation of the globe, scientists and experts will research the changing environment, record sea and air conditions, and scanners will map the ocean floor. All this information will be processed and made available to further humankind’s understanding of our planet’s oceanic secrets.
This unique way of life is made possible by the crew and operators whose passion it is to understand and anticipate their guests’ every need. “Our crew love this life and they cherish their family of residents,” says Alain Gruber, COO of Ocean Residences Development. “An experienced crew in a place like this is a force of nature and anything is possible. On any given day, there are scores of activities to choose from, and it’s our role to anticipate, understand and offer the most appropriate suggestions. This stems from a career in hospitality where every detail counts.”
“The crew are the life and soul of the yacht, and their welfare is of upmost importance,” Gruber adds. “A first in the industry, each crew member will have their own personal cabin. For them, this profession is a rich and rewarding career path, and many will remain with us for years.”
NJORD’s design is the realisation of a talented team of naval architects, engineers and designers who are working together to make the Giorgio Armani of superyachts, led by Jean-Louis Stutzmann, the chief designer and an award-winning interior designer with an extensive career in luxury residential, ocean liner and yacht design. Working alongside him is Espen Øino International, with the world’s leading superyacht designer himself at the drawing board following every detail of this great nautical masterpiece; even a replica model of NJORD will be scrutinised by him. Every inch of this superyacht is meticulously designed to enhance the residents’ experience. The fully fitted apartments are, as one would expect, elegantly appointed, spacious and feature floor-to-ceiling picture windows and sea views from every room.
Facilities onboard include an impressive yacht and dive club with two submarines, jet skis, sailing craft of varying sizes and Riva style limo tenders. The on-board restaurants will have the finest Michelin-standard chefs, or you may choose to take up the offer of 24/7 in-residence dining, enjoying an intimate dinner party prepared in your residence with the assistance of a world-class chef, butler and sommelier. A lecture and movie theatre provides space for a variety of events, while entertainers and musicians will perform in venues around the yacht. There are also professional medical facilities and an extensive wellness centre providing preventative treatments, spa therapies and fitness programmes to suit all.
NJORD is set to be one of the most exclusive residential communities on earth and without doubt the finest address, everywhere in the world.

On May 15, 2020, DIV Shipbuilding (part of DIV Group/owner of the shipyards Kleven Norway and Brodosplit Croatia) signed an agreement with Ocean Residences Development Ltd (shipowner, headquartered in Mayfair, London England) for constructing the new ship ("residential yacht"), with works to be conducted on both its yards (in Norway and Croatia).
- The deal was signed by Tomislav Debeljak (DIV Group's CEO) and Kristian Stensby (Ocean Residences' President and CEO).
- Unfortunately, in July 2020, Kleven Verft (bought by DIV Group in January 2020) filed for bankruptcy and was acquired by Green Yard.
On July 30, 2021, Ocean Residences announced signing the shipbuilding contract with Meyer Werft, with vessel delivery planned for 2025-Q1. The contract was signed by Kristian Stensby and Bernard Meyer (Meyer Werft's Managing Director).
The superyacht will be constructed at Meyer Werft's shipyard in Papenburg Germany . The 2021-updated ship design has LOA length 293 m (961 ft), volume ~81000 GT-tons, 118 residences (plus 16x hotel suites for rent). The propulsion system is hybrid/diesel-electric (based on 360-degree rotating thrusters/Azipods). The powerplant is based on modern marine engines (running on ULSD/ultra-low sulfur diesel) integrated with large battery packs (for silent cruising). The Power and Navigation systems are integrated with AI technologies (artificial intelligence).
For the NJORD project were contracted Espen Oeino International (Monaco-based company specializing in superyacht design, sale and charter deals), Foreship Group Ltd (naval architecture/cruise ship design and engineering company headquartered in Helsinki Finland ) and jls Design (Jean-Louis Stutzmann/interior designer, who was assigned as the project's Chief Design Officer). For designing the ship's top-tier Suites and Penthouses were contracted Jean-Michel Gathy (Denniston International Architects & Planners Ltd/Kuala Lumpur, Malaysia) and Francesca Muzio (FM Architettura/Interior Architecture & Design/Camerano, Italy).
In October 2022, Ocean Residences contracted V.Ships Leisure (Monaco-based company, subsidiary of V.Group Holdings Ltd) for servicing MY Njord. V.Ships' services include shipbuilding supervision, vessel management, crewing (all departments), port operations, ShipSure 2.0 (global marine digital platform offering online access to manual and automated data concerning all ship management aspects). The deal was signed by Kristian Kristian Stensby and Per Bjornsen (V.Ships Leisure's CEO).

NJORD is designed to be more than a home. Its designers hope that it will encourage a community of like-minded individuals to come together in a shared experience, enjoying the best of luxury living and travel at the same time.
Kristian Stensby, founder and CEO of Ocean Residences Development Ltd, the developer of NJORD describes it as “a luxury yacht with a purpose which is meticulously designed by icons of the marine world and that takes personalised services to an entirely new level. As residents travel the globe, they are united in a philanthropic purpose, creating positive change where it matters most. They will explore the planet, enjoy it in all its glory, and at the same time, they may want to give something back.”
NJORD will house 118 luxury residences available in 21 distinct configurations comprising two, three, four and up to five bedrooms, ranging from 120 sq.m to 800 sq.m, some of which will span several floors and include private elevators. Each bedroom on NJORD will have sea views and a private terrace, and you will be able to enjoy intimate dining and cocktail parties prepared in your residence with the assistance of a world-class chef, butler and sommelier, as well as 24/7 in-residence dining. For wine lovers you can also keep your private wine cellar on board.

And for those looking for fitness and pampering, NJORD will house a large wellness centre which will offer incredible panoramic views and include a world-class spa, a state-of-the-art fitness centre and an aerobics and dance studio.
For the more adventurous, NJORD will have its own passenger helicopters, a yacht, jet skis, kayaks, smaller sailing vessels, a fully equipped dive club, zodiacs for exploring nearby coastlines and even two submarines available to residents. The extensive range of recreational facilities doesn’t stop there; other impressive features include a large swimming pool complete with a feature pool for children, a golf centre, and an all-purpose sports deck.
NJORD goes further than just a luxury living experience, though. It will also be equipped with a professional oceanographic research laboratory containing sophisticated monitoring equipment which will constantly gather vital data. Throughout NJORD’s annual circumnavigation of the globe, scientists and experts will research the changing environment and record sea and air conditions, and scanners will map the ocean floor. All this information will be processed and made available to further humankind’s understanding of our planet’s oceanic secrets – something which is sure to appeal to the environmentalist in all of us.
NJORD’s design is the realisation of a talented team of naval architects, engineers and designers. Led by Jean-Louis Stutzmann, the chief designer and a noted interior designer with an extensive career in ocean liners, yacht design and luxury residences.
The team at Ocean residences have brought in FM Architettura as lead interior designer for M/Y NJORD to ensure a supreme level of quality. Working alongside him is Espen Øino International, the world’s leading super yacht design company. Every detail is meticulously designed to enhance the residents’ experience. The residences will, as one would expect, be elegantly appointed and spacious, with feature floor-to-ceiling picture windows and sea views from every bedroom and living area.
NJORD looks set to become something truly spectacular. More than a luxury home at sea, it’s a lifestyle. “My vision is to leave a lasting legacy in our wake, ” says Kristian Stensby, founder and CEO of Ocean Residences Development Ltd , the developer of NJORD. “A luxury yacht with a purpose which is meticulously designed by icons of the marine world and that takes personalized services to an entirely new level.”

NJORD | Outdoor furnishings by Neal Jones Furniture
As the project progresses focus is turning to the luxurious fit and finish and British design studio Neal Jones Furniture has been given a letter of intent to supply all the exterior furniture. We’ll share a sneak peek at the renderings for some of the designs and learn what makes yacht furnishings and this project so unique.
Teak is an absolute must for exterior marine furniture – both for its luxury look and feel, and its water-resistant properties. The designs feature the signature Neal Jones Furniture chair back shape which is modelled on the prow of a ship giving a beautifully elegant form.
“We’ve worked very hard to get these pieces refined to such a pure and elegant design that will look at home on any of the residence’s terraces and decks,” says Neal, founder and creative director of Neal Jones Furniture (NJF). “Ocean Residences are very keen to have the vessel looking 10/10 every single time it comes into port and luxurious, consistent exterior furniture is a key part of that and featured heavily in our brief.”
Neal Jones | Founder and creative director for Neal Jones Furniture
Founder, Chairman and CEO of Ocean Residences Kristian Stensby commented, “It’s a great feeling to now be at the stage where we can really begin to showcase how luxurious this vessel is going to be and we are thrilled to have Neal and his experienced team on board.”
