Nominee Spotlight: Vision 444

Built by sailors for sailors, the Vision 444 was inspired, according to the builder, by thousands of miles spent at sea understanding the demands of a vessel and her crew, years of experience building custom catamarans, and a passion to produce the perfect bluewater cruiser. Boatbuilder James Turner and Vision Yachts have created this 44’4” lightweight performance vessel with unique features and an impressive standard inventory that sets this catamaran above the rest.

The Vision 444 is constructed with an innovative resin infusion technology with all support struts and davits made from advanced composite and integrated into the hull to create a strong yet lightweight vessel. Key features of the 444 suggest that form follows function. All furniture is structurally bonded to the hull in an ergonomic design. Midship service lockers in each hull offer easy access to shut-off valves, filters, sea strainers, and pumps. Two bilges line each hull, one in the service locker and one in the engine room. Fuel line hoses and electrical wiring have their own dedicated conduits. The lithium ion batteries are under the salon seats, and the engines are under the bunks, allowing safe and easy access. A bench seat in the engine room with dedicated tools, storage for spare parts, ventilation, and lighting make servicing the engines a breeze. Access to the rudder system is in the starboard stern locker. Every locker has ample space for access or storage, and a room in the starboard bow (accessed through the master shower walk-through) contains a complete work bench with a vice and additional storage. And, exhale…

The interior is equally functional, and with a healthy dollop of form mixed in. All windows and hatches in the salon provide superb vision of the horizon. From the forward-facing navigation station in the salon, GPS can link up to the TV for a Spielberg-sized chart-plotter display. Flooring is flush throughout and an L-shaped door between the cockpit and salon doubles the space while open and offers an alfresco ambiance. In the salon, the U-shaped settee is standard with leather. Windows are single-panel flat glass. All vertical finishes are quarter sawn reconstructed oak veneer with an oil finish, which is easy to maintain or to replace without matching wood grains if needed. Quartz composite countertops with stainless steel refrigerator/freezer and all high-end appliances surrounded by stainless grab rails throughout yield a dual sense of openness and safety when underway.

On deck, the side access door is great for boarding, loading and accessibility. Wide, level decks are clear of all running rigging, and the flush mount hatches allow the crew to move around safely. Two standard electric winches and running rigging led back to the helm provide ease of operation for single-handed sailing. The mainsheet bridle system (eliminating the traveler and tracks) is simple to use in conjunction with the self-tacking jib. Atkinson’s-theory-calibrated rudders help to maintain drive when tacking and jibing. The working helm seating for two has a commanding position with a view over both bows and 360-degree visibility.

The deck sole in the cockpit, and on the side decks and foredeck is EVA foam padding, a UV resistant material that is resilient—like a high-quality yoga mat with grip. The cockpit has ample seating with a large teak table. Stainless steel tubing that retracts into the transom bulkhead provides additional safety at sea.

“A sense of certainty in any sailing vessel begins with strength” says a Vision Yachts representative. “We use an innovative resin infusion and gel-coat technology to form the Vision 444’s durable hulls. Decks are extra-tough while still maintaining impressive performance due to the weight-saving process. The result is a better, lighter, faster, stronger and safer vessel which will hold its investment value longer.”

Early years.

Off The Hook Yachts came to fruition in 2012 as Jason Ruegg, CEO and Founder, sought to formalize his lifelong passion for buying and selling boats. Prior to launching Off the Hook Yachts, Jason began his career in the marine industry at the young age of 10 by assisting his friends and family in negotiating boat acquisitions and sales. The internet had just launched, and Jason began posting online advertisements for boat buying and selling assistance. Jason’s father, Dan Ruegg, encouraged his son’s entrepreneurial spirit and had an office set up for him in their Annapolis, Maryland home - the impetus of Jason’s first yacht firm. Although Jason was far past his years in terms of knowledge and raw ability to sell, his new venture did not take off at this time as his customers were in disbelief when they would hear his voice and discover that he was of such a young age.

Building a Business

After high school, Jason went on to earn his Bachelor’s Degree in Business Management with a concentration in Accounting from the University of North Carolina Wilmington. Although the plan was to begin a career in accounting after graduation, Jason’s true passion was and always had been centered around boats. While his parents stressed the importance of getting an internship and working for a credible accounting firm, Jason was more interested in fishing, boating with his friends, and ultimately flipping boats. By his senior year of college, he had developed a sufficient track record to convince his parents that he was ready to start a business.

Fast forward 10 years - Off the Hook Yachts now acquires over $100M in boats and yachts across the world annually, has 8 locations, and has an incredible amount of funding. Annastar - a production builder delivers an owner's custom vision

US superyacht yard Westport has no identity crisis. It knows what it is: a production yacht builder. At any one time at the yard’s Hoquiam facility – one of its three shipyards in Washington state – three or four 34m yachts will be lined up next to each other in the shed, each with a board at the stern counting down the number of weeks until launch, splashing at 17-week intervals. And they always launch on schedule, for Westport knows precisely how long it takes to build a yacht: 39 weeks for the 25.9 metres, 60 weeks for the 34 and 40 metres, and 80 weeks for its flagship model, the 50m 164. It is a formula that churns out technically alike yachts on time to the exact contractually-agreed price.

The owners of hull number 10 of the Westport 164 line, the 50m Annastar , know themselves too, and they are not what you would call production people. ‘We’ve never done anything semi-production,’ say the couple, who had Intrepid modify the shade of its ‘Intrepid White’ interior and exterior colour especially for their powerboat.

What attracted Annastar’s owners to Westport was the yard’s reputation and the timeline. ‘We didn’t want to wait five years for a custom build,’ says the wife, half of the ownership couple. They signed the contract on 3 August 2011 and their boat launched on 10 November 2012, despite massive customisation.

That’s one of the main advantages to production building. ‘Technically Westports are almost all identical,’ says company president Daryl Wakefield. ‘The accommodation is where there is a lot of latitude. They all trim and ride properly; they always float right on their lines. Our system is really easy.’

Annastar’s owner’s project manager, Mark Masciarotte, describes Westport’s system as remarkable. ‘It was the easiest build I have ever done. It was also the hardest in that they work so fast. Schedules are tight and accurate. So the decision making process needs to be fast.’

Westport starts a new 164 hull every 26 weeks, sometimes on spec, and these owners stepped in when number 10 was about one-third built as a spec hull, estimates Wakefield, yet the owners were still able to make changes to match their vision.

The standard layout worked for these owners as they were moving up from a 35.7m raised pilothouse Delta yacht and simply needed more space and more beds. Knowing they didn’t have to be involved with engineering and space planning allowed them to focus on the finishes and detail work, and it was here where they challenged the yard to try new ideas suggested by their long-time designer, DD Allen of the New York firm Pierce Allen.

Their chosen principal joinery, cerused oak (a 16th Century finish that once used white lead to fill the grain. Non-toxic coloured waxes are now employed), posed the biggest challenge. The yard had to invent a machine that removed the oak’s soft grain; craftsmen then applied the cerusing and sanded it off, leaving the white oil in just the grain. ‘The result is a traditional honey colour, like teak, but without the darkness and with far more depth and interest,’ says Masciarotte.

The hull’s pure white colour, called Snow White, is a departure from Westport White. The subtle exterior styling changes also add up to a more linear style. Dark metallic-grey paint between the windows creates clean continuous lines along the profile. The curved dip across the aft bulwarks, a characteristic detail of the 164’s exterior, by Don Starkey, is missing on this superyacht hull, replaced with stainless steel railing flanked by straight lines. The rails on the exterior stairways were also redesigned by the couple’s son for a cleaner look.

The owners’ son, who has a talent for engineering, developed hidden hinges for the transom doors that lead to custom stowage lockers for fishing tackle – fishing being the owner’s passion. He also designed aft deck tables on the main and bridge decks that convert from coffee tables to dining tables, and expand to seat 12 by sharing the same curved leaves, thus reducing the storage needs of Annastar .

Inside, Allen worked alongside the owners in creating a colourful, contemporary motif in the spirit of French 1940s interiors. Harnessing the marine environment as inspiration was a conscious decision. ‘It’s a very inside-out yacht – whatever is going on outside can be an extension visually of what is going on inside,’ says the wife. ‘And boats should be like that. They shouldn’t be like houses, they serve a different purpose.’ Thus the prominent colours used on Annastar – blues, beiges and lavenders – blend with the sea, the sand and the sky at sunset.

The main saloon has, ‘an unusual colour palette,’ says Allen. ‘The imported handmade carpets used throughout the boat were a major design statement. This room has a lilac-coloured rug. There is an open plan that’s good for entertaining. We chose not to divide the room with a credenza/television unit and relocated the television.’

To sleep all their extended family, what is typically an exercise room on the lower deck became the fifth guest suite with twin cabins and two Pullman berths. Four of the five guest rooms are on the lower deck, while a generously sized VIP is located on the bridge deck. This suite features private access to a starboard-side terrace, one of the two terraces that flank the upper saloon just aft.

Forward on the main deck, the master suite features dramatic burled oak panelling and furniture softened by the use of grey fabric wall covering. Ahead of the master study and main suite, the bath and dressing areas were redesigned for this hull, offering a more open look to the superyacht.

The galley – designed, as are all Westport 164s, by restaurant design consultant RDS – shows upscale commercial finishes with smart touches, such as cabinet latches designed by Boeing and a worktop warmer that keeps plates hot from underneath rather than via a heat lamp. Conveniently located adjacent to the galley are large walk-in freezers and ample dry storage.

Delivered in 2012, Annastar has hit the mark. ‘A yacht should evoke an emotion when you walk on board. You should feel relaxed, peaceful, serene and at one with your environment,’ says the wife, who is thrilled with the result.

Which goes to show that no matter how a superyacht is born, from a blank sheet or a successful series, all that matters is that the end result works for and pleases the owners.

All the decks are level and clear of ropes, giving you the confidence to move around safely.

The mainsheet bridle system is easy and safe to use in conjunction with the self tacking jib.

The balance between the main and jib sails are perfect.

The rudders are calibrated to work in conjunction with sails meaning there is no stalling in tacks or general turning. The Vision 444 can get through a tack with hardly any speed loss.

A unique access door system in the cockpit gunwale allows easy access from the dock to board the Vision 444, and it also makes it easy to replenish from a tender.

The Vision 444 has a dedicated locker system in the port and starboard hulls. Large, easily accessible storage allows you to open one door to access all your through-hull fittings and pumps, in one contained area.

The engine rooms are easy to access. Lift up the lid (with the mattress) like a car bonnet and pull out the locking lever-stay to secure. There is a dedicated seat to sit on when working on the engine and dedicated tools in each engine room which makes servicing a pleasure.

The Vision 444 navigation station faces forward which is a great feature when making passage. Sitting in this area you get a clear view looking forward, so when you’re filling in logs you can still keep an eye on the ocean.

The unbelievably spacious cockpit has numerous large lockers that can store cockpit cushions, fishing rods and even short surfboards.

The diesel engines and the generator can easily be removed through the hatches and locker lids. This is a huge benefit if a problem occurs. Engines can be removed without disassembling the vessel.

Her interior is styled by English designer design house Bannenberg & Rowell and she was delivered to her owner in August 2009. Vision Georgetown

The Vision Georgetown Secondary Plan, creates a new land use planning framework for a 404 ha (1,000 ac) area bounded by Trafalgar Road to the west, 15 Side Road to the north, 8th Line to the east, and 10 Side Road to the south. For more information please see a  map of the study area .

Settlement approved for Vision Georgetown Secondary Plan Appeals

In a January 19, 2024,  decision by the Ontario Land Tribunal a modified version of the Vision Georgetown Secondary Plan was finalized.

Project Background

There are two main components of the Vision Georgetown planning project:

• A land use planning study (known as a secondary plan); and,
• A subwatershed study which deals with all aspects of the natural environment.

Adoption of Official Plan Amendment No. 32 Vision Georgetown Secondary Plan

On July 9, 2018, Council for the Town of Halton Hills adopted by by-law,  Official Plan Amendment No. 32 , regarding the Vision Georgetown Secondary Plan.  The Notice of Adoption  was provided on July 19, 2018.

The technical/supportive studies, which were considered and used in preparation of the Official Plan Amendment and related Secondary Plan are available in the  Background Documents & Reports  tab below.

On September 25, 2020, the Region of Halton had released its  Notice of Decision  approving the Vision Georgetown Secondary Plan with modifications. The last day to file appeals with the Region was on October 15. Six appeals were filed with the Region.  A hearing date with the Local Planning Appeal Tribunal (LPAT) has not yet been set.
