Plans for a new, $480 million dollar avant-garde lifestyle precinct at Main Beach on the Gold Coast have been unveiled by two leading Melbourne developers, Pelligra Group and Giannarelli Group. 

The world class development will include a six star branded hotel, floating beach club, high end retail including over 5000sqm of food and beverage and a white glove super yacht marina. There will also be a luxurious day spa and well-being centre.

Located on the Mariners Cove Marina and Retail centre, and spanning approximately 105 metres along the broadwater between Marina Mirage and the Southport Yacht Club, the prime landholding comprises over 4ha of land and seabed combined. This will have the capacity to house around 70 luxury super yachts, each one up to 45 metres in length. Passengers will be given full access to the adjoining six star hotel facilities, with Rolls Royce golf buggies to shuttle passengers to and from their yachts. The marina will also include the already established helipad for guests arriving to and from domestic and international airports and a high grade fuel station that will accept vessels up to 65 metres in length.

On land, the concept is equally impressive. There are plans for a 600 space carpark and a 170 room hotel by a globally renowned six star hotel brand, whose identity at this stage remains commercial in confidence. The hotel’s offering will include an exclusive stunning 40 metre rooftop infinity pool for hotel guests only which will run to the water’s edge, a 2000sqm rooftop event space and a 900sqm ballroom. Talks are currently underway with several of Australia’s leading restaurant groups who will headline the precinct’s expansive food and  beverage offering most of which enjoys frontage to the water and the floating beach club.

First details of this ground breaking development are now being released by the Melbourne-based duo, following the recent acquisition of the Mariners Cove site in an off-market transaction.

In jointly unveiling the project, Pelligra Group Chairman, Ross Pelligra and Giannarelli Group Director, Dion Giannarelli, revealed that significant resources had been dedicated to ensuring that Mariners Cove would contribute strongly to the future of the Gold Coast, both as a tourism drawcard and a central place for locals to gather and enjoy.

“We are exceptionally excited to embark on this joint venture,” said Mr Pelligra. “High-end developments like this, not only draw in more tourism, but also provide jobs and fuel the economy overall, making the Gold Coast an exceptionally appealing place for both work and play.”

Mr. Giannarelli added that he was extremely excited to be part of what he sees as ’the spectacular rise of the Gold Coast’

Mr. Pelligra further stated “The Gold Coast has always held appeal, but now, with Queensland experiencing its biggest population boom in 16 years, the quality of development and investment is taking on a whole new energy, especially in and around Main Beach. We believe our project is going to be the final string in the bow and will make a mark on the Gold Coast as one of the greatest luxury destinations in the world.” 

Mr Pelligra and Mr Giannarelli will submit their development plan to Gold Coast City Council this year and are confident that it will be well received. 

The grand opening of the complex is anticipated to be in Spring 2025.

Marina, superyacht berths, apartments part of $94 million Southport Spit development proposal

A $94 million luxury development proposed for the northern end of the Gold Coast is due to begin next year.

The Southport Spit development is the first for the site in decades and will include a 52-berth marina, 47 luxury apartments, three superyacht berths, public and retail spaces.

It's set to be built at an empty lot next to the Gold Coast WaterWays Authority for the area between the Southport Yacht Club to Mariners Cove.

It will include the shared pathway between Seaworld and Doug  Jennings Park, Doondarewa Spit foreshore, the Seaway Promenade, and the pontoon and jetty in Marina Stadium.

According to the state government, the development will adhere to the Gold Coast planning scheme and three-storey height limit — often a highly contentious factor of development plans among local residents.

"We will be working with the proponent and the City of Gold Coast to ensure that this proposal adheres to the planning scheme, is consistent with the master plan and the preservation of The Spit's natural values," Queensland  Development Minister Steven Miles said.

"Importantly, it will adhere to a maximum of three stories or 15 meters in height. This project will support economic recovery on the Gold Coast."

Mr Miles said expressions of interest were held for the Village Centre South Project as part of the Spit Master Plan, with the lease awarded to a local company.

He said the project would see 400 local jobs created.

"Gordon Corporation Pty Ltd, the successful proponent, estimates the project will support more than 300 jobs during its two-year construction phase and more than 100 jobs when fully operating," Mr Miles said.

"There is so much work underway, soon to begin or completed at the Spit."

Development will drive tourism

Local resident and member of the Main Beach Progress Association, Georgie Brown, said she was thrilled with the news.

"I think it looks fabulous. It's what we've been waiting for, to bring more people into the area," she said.

"It seems to tick the boxes that we discussed after lengthy consultation on the Spit master plan, and it must do something for the area.

"Anything is better than what we've got now."

She said the plans would help drive locals and tourists to the region.

"This can only help, so I think it's going to work really well. The pontoon that the Waterways Authority is putting in looks pretty good," Ms Brown said.

"The superyacht facility will be huge, which means we can get small cruising ships in here quite easily.

"Once we get all that in place, the state government will be committed to dredging on a regular basis, which will help enormously."

Proposal meets planning scheme

Ms Brown said the main concern for residents was the development's proposed height, which they were pleased to hear would meet the town's planning scheme.

"It always astounds me that people want to build high-rises on what effectively was a sand dune, so I think this is going to work really well," she said. 

"It ticks the boxes as far as height goes, that three-level limit."

Member for Gaven, Meaghan Scanlon, said the project was one of the first new development sites to be released at the Spit in decades.

"As we recover from the COVID-19 pandemic, building infrastructure and partnering with the private sector is essential," she said.

"This project will provide a $94 million injection into the economy, create jobs in construction and ongoing hospitality and operational jobs."

Construction on the project is expected to begin next year and finish by late 2023.

With the Gold Coast being a key superyacht destination, the Southport Yacht Club’s priority was to deliver a new 163 metre long superyacht berthing facility which will open up the Gold Coast to the world’s largest and most luxurious yachts.

The new berth will be the largest in Australia and will allow Southport Yacht Club to accommodate more and larger vessels up to 135 metres in length. The proposal is a key element of The Spit Master Plan and supports the Queensland Governments’ Strategy to become a major superyacht hub for the Asia-Pacific region by 2023.

Place Design Group led a multidisciplinary team to secure the Designation under a streamlined process. This included stakeholder engagement, preparation of the Environmental Assessment Report, public consultation and managing the process through to a decision. We also negotiated and secured a town planning exemption certificate from the State for a section of temporary pipeline.

The Queensland Government committed $2.87 million, CoGC $2.4million and SYC $3.7million to help deliver a superyacht berth at the Southport Yacht Club creating more jobs in the rapidly growing superyacht industry. This crucial infrastructure was officially opened by Michael Healy, Member for Cairns, Assistant Minister for Tourism Industry Development and Government’s Superyacht Strategy Champion, on 16 February 2022.

This superyacht berth is a critical component of the Queensland Superyacht Strategy 2018-23 and is the first initiative supported by the $25 million Growing Tourism Infrastructure fund for shovel-ready projects as part of the Queensland Government’s Unite and Recover economic recovery strategy.

The Southport Yacht Club estimates the $9 million superyacht berth, located adjacent to Jack Gordon Park, supported up to 30 jobs during the construction phase, with many more supported as a result of the project. The new berth will cater for more and larger boats opening up the Gold Coast to some of the world’s largest and most luxurious yachts, benefitting businesses across the region.

Melbourne Duo Lodges $480m Gold Coast Precinct Plan

The Spit Pelligra development application

Melbourne-based developers Pelligra Group and Giannarelli Group are pressing ahead with plans for a $480-million hotel and superyacht marina at Main Beach on the Gold Coast.

Both developers said they intend to increase their commitment to the area, which has surged in popularity over the past two years to command an average daily rate of $260 in revenue per available hotel room (revPA), the key industry metric.

The contentious Mariners Cove marina project is planned for a 11,500sq m site at 60-64 Seaworld Drive.

If approved, the ageing Mariner’s Cove shopping centre will be demolished to make way for the “avant-garde” lifestyle precinct.

Pelligra Group and Giannarelli Group acquired the 1.15ha land lease and 2.8ha sea-bed lease with 100 marina berths in an off-market sale from Ridong. 

The site is next to Gold Coast developer Sunland’s Palazzo Versace hotel. Ridong purchased the site from Sunland for $28 million in mid-2020 .

Plans designed by architecture firm Kennon and now filed with the Gold Coast City Council include a 150-room, U-shaped, six-star branded hotel as well as a floating beach club, high-end retail offerings and over 5000sq m of food and beverage outlets.

The three-storey development will span 100 metres along the Broadwater between Marina Mirage and the Southport Yacht Club. The developers plan to extend the marina to include 4000sq m of additional sea lease area accommodating up to 70 superyachts—each one up to 45 metres.

Pelligra Group chairman Ross Pelligra said the project, once realised, would be one of the “greatest luxury destinations” in the world. 

“The Gold Coast has always held appeal,” he said. 

“But now, with Queensland experiencing its biggest population boom in 16 years, the quality of development and investment is taking on a whole new energy, especially in and around Main Beach.

“High-end developments like this, not only draw in more tourism, but also provide jobs and fuel the economy overall, making the Gold Coast an exceptionally appealing place for both work and play.”

The hotel’s offering will include a 40m rooftop infinity pool for hotel guests, a 2000sq m rooftop event space, a 900sq m ballroom and parking for 441 vehicles.

It will also include a new pedestrian through-link on the southern boundary, dubbed Kurrungal Place, a pedestrianised passage from Sea-World Drive to the Broadwater.

Pelligra said talks were currently under way with several of Australia’s leading restaurant groups who will headline the precinct’s expansive food and beverage offering, most of which will front the water and connect with the planned floating beach club.

The development has been submitted under the Queensland government’s masterplan for The Spit—providing for a low-rise redevelopment and to revitalise major infrastructure across the northern end of the Gold Coast in accordance with the current city plan.

The masterplan, developed over several years with significant engagement from the community, has allowed for development in the southern areas while keeping the area north of Sea World free of the towers.

The site has been subject to a number of developments in the past. Sunland bought the site’s lease and in 2015 and unveiled plans for a giant $600-million twin tower project, The Mariner.

However, Sunland abandoned the proposal in the face of significant political and community opposition. The area has always had a strict three-storey limit.

Pending approvals, Pelligra Group and Giannarelli Group hope the new hotel and marina can be built and opened as early as 2025.

Nearby, developer Gordon Corporation, headed by experienced builder Tim Gordon, late last year filed plans with the council for Village Centre, a $100-million, three-storey residential project alongside Mariner’s Cove.

Founded in 2014, Southport Yacht Club (SYC) is focused on boating! Our goal is to spend time off the dock and on the water in the North Carolina Cape Fear Region.  Our club is a great place to learn about the regional waters, acquire additional boating skills, develop friendships, and feel part of a community.  The club is 100% percent volunteer based and our members organize sailboat races/regattas, cruises, educational seminars, and super fun events throughout the year.

2024 Summer Sailing Program

About the Southport Yacht Club Sailing Program

The Southport Yacht Club located in Cosy Harbor, Maine offers sailing instruction to young sailors on the mouth of the Sheepscot River.  For almost 100 years our sailing program has grown to provide its participants exceptional instruction and the opportunity to share with friends the pleasures of sailing the Maine Coast. The Southport Junior Yacht Club Sailing Foundation has an eight week summer program that provides opportunities to develop sailing skills at all ability levels. In addition to providing a unique sailing experience on the Coast of Maine, the program fosters a love, appreciation, and respect for the ocean and emphasizes seamanship and sportsmanship at all levels.  Our sailing program is open to any young person turning 7 years old this calendar year to 18 years old, with or without prior experience on the water. We offer weekly sessions, though we strongly encourage students to participate for two weeks or more. Membership at Southport Yacht Club is not necessary, though warmly encouraged.  Registration is online via CampDoc. We welcome any child who desires exposure to the joys of sailing.

Summer Sailing Registration Opens January 15

Registration for our 2024 sailing program will be live January 15th!  We made a few adjustments to our selections, so please take a peak before registering your child - thanks!

Morning Class :

Turnabouts: Beginner sailors take part in an instructional program that teaches basic sailing skills, terminology, and seamanship. Sailors crew with more experienced sailors in Turnabouts for sailing drills, exploring the coast, and fun racing.  Sailors will begin as “Boatswains” and advance to “Mates” and then to “Skippers” as they acquire and master sailing skills and concepts.  Progress is monitored through the use of the Star Chart.

Beginner Optis: Beginner sailors take part in an instructional program that teaches basic sailing skills, terminology, and seamanship.  Sailors registering for this class should have already completed "Mates" in the Beginner Turnabout class as the expectation in optis is that you are in a boat alone.  There is an additional Star Chart to track the progress of sailors in this class.  We have some club-owned optis available for use or you may provide your own.   * If your child started beginner optis, but hasn’t done any formal racing with us yet, please register again for this class and we will watch to see when we feel they are ready to transition to our afternoon opti group.*

Afternoon Class :

Turnabouts: Intermediate sailors learn to fly a spinnaker, compete in weekly racing amongst their peers on the Sheepscot and use their skills in a wide variety of activities.  There is a greater focus on learning to race at this level.  * To register for this class, sailors should have completed all levels of the Beginner Turnabout class (Boatswains, Mates, and Skippers) and gotten approval from Shannon to make the move up.*

Afternoon Optis: Intermediate sailors compete in weekly racing amongst their peers on the Sheepscot and use their skills in a wide variety of activities.  Many will compete with other yacht clubs and represent the Southport Junior Yacht Club Sailing Foundation in regional sailing competitions.  There is a greater focus on racing tactics at this level.   *Sailors registering for this class should have already participated in our “Beginner Opti” program in the morning class and gotten approval from Shannon to make the move up.*

Recreational 420s: This is a group of intermediate/advanced sailors who want to participate in a mix of racing and recreational sailing fun.  Sailors will spend some time doing drills to prepare for racing and the other portion of their time will be spent playing games and going for cruises.  They will participate in weekly racing amongst their peers on the Sheepscot with the “Racing 420” class and be given the opportunity to race in Boothbay’s Battle of the Bay Regatta.  They may also meet up with Boothbay for friendly competitions and adventure day sails.   * Sailors registering for this class should have completed either “Afternoon Turnabouts” or “Afternoon Optis” and be at least 13 years of age.*

Racing 420s: Advanced sailors will develop their seamanship and racing skills.  Sailors will compete in weekly racing amongst their peers on the Sheepscot and use their skills in a wide variety of activities.  Many will compete with other yacht clubs and represent the Southport Junior Yacht Club Sailing Foundation in regional sailing competitions (Harraseeket Youth Regatta & Maine State 420s). Team racing, advanced tactics, and tuning techniques are included.   *This class will be limited to 4 boats (8 sailors) total.  This group will be geared completely toward racing, so 4 boats is what we can safely send to a regatta for ample supervision from the coachboat.  If you are wondering if this group is the right fit for your child, please reach out to Shannon and she can provide guidance.*

Afternoon Beginner Program: This is designed to be a program for older sailors who may have done some or no beginner sailing with us.  Lessons may be in a variety of boats depending on availability (turnabouts, 420s, Rhodes 19s, J80) and will focus on the basics of sailing while cruising around the beautiful Sheepscot River.  We hope to be able to provide our older, more inexperienced sailors an opportunity to learn to sail in an environment with more similar aged peers.   *Sailors aged 13+ with little to no sailing experience should register for this class.*
